A pretty 19th century village house standing on the main street of Varen, the house stands sideways to the road and is approached through iron gates opening onto a gravelled parking area. From the parking area steps lead up to the front door and the balcony that runs along the front of the house. At the back of the parking area, panelled wooden fencing has a gate that gives access to the garden and swimming pool.
The house faces south west, and is very sunny and light.
The front door opens from a glassed porch into the dining area with a modern open plan kitchen, with integrated cooker and dishwasher. There are four wall mounted cupboards and under the zinc work surface a range of drawer and cupboard units, including a corner carrousel unit. The white ceramic sink is set into the work surface. Off the kitchen is a small utility room with storage space, downstairs toilet, and plumbing for a washing machine.

All the windows are double glazed, all the external walls are insulated. The house is heated with gas central heating from a storage tank buried in the garden. It is extremely easy and economical to heat. The energy efficiency rating is 'C'.
The garden is completely enclosed by neighboring gardens. On the south side is an old stone wall, and the rest of the garden is fenced, the fencing partly covered with ivy. There is a very productive cherry tree that gives delicious dark cherries at the end of May, and two productive fig trees. The paved seating area by the pool is shaded by a wisteria pergola
The swimming pool (3 metres by 5) is to one side of the garden. It has a paved surround and a paved seating area. The robot pool cleaner is included in the sale.
The village of Varen is about 16 km from St Antonin Noble Val. Varen is a medieval village with some houses dating back to the 8th century. The church and castle are historic monuments. The village has a busy market on Saturday mornings, plus a very good bakery, a pharmacy, post office, bar/cafe, grocery, a medical centre (3 doctors, plus other health professionals). Varen is a friendly village with an active community life. There is a supermarket and a petrol station at St Antonin, as well as shops, cafes, restaurants, a good cinema, and a big weekly market on Sundays.
