Varen,  Midi-Pyrenees,  France

SOLD  • Detached House • 2 Bedrooms • 80 sqm

A pretty 19th century village house standing on the main street of Varen, the house stands sideways to the road and is approached through iron gates opening onto a gravelled parking area. From the parking area steps lead up to the front door and the balcony that runs along the front of the house. At the back of the parking area, panelled wooden fencing has a gate that gives access to the garden and swimming pool.

The house faces south west, and is very sunny and light.

The front door opens from a glassed porch into the dining area with a modern open plan kitchen, with integrated cooker and dishwasher. There are four wall mounted cupboards and under the zinc work surface a range of drawer and cupboard units, including a corner carrousel unit. The white ceramic sink is set into the work surface. Off the kitchen is a small utility room with storage space, downstairs toilet, and plumbing for a washing machine.

At the back of the dining area, stairs lead to the bedroom floor. The space under the stairs has been made into a small home office.

A door leads from the dining area to the sitting room, which has an unusual fireplace set at an angle in a corner of the room. The chimney is lined, and a wood burner could be fitted. From the sitting room a door leads to a small balcony and steps leading down into the garden.

The main floor rooms have exposed wooden floor boards.

Upstairs are two bedrooms, both with double aspect windows, the modern bathroom with over the bath shower, toilet and washbasin. The bathroom floor is tiled, and there is underfloor heating. Also on this floor is a large linen cupboard. This floor is carpeted with sea grass matting.

At slightly below ground level are two cellars. One, under the kitchen and dining area, is entered through a door on the road side of the building - this has an earth floor, and houses the central heating boiler, and generous storage space. The second cellar is beneath the sitting room, and is entered through a double glazed door. It has been floored, the walls and ceiling have been lined and insulated, and there is a toilet and a cold water washbasin. Under the balcony are two storage areas.

The house was completely renovated in 2007. The roof was completely renewed and insulated, the electrical wiring was completely replaced. All the windows are double glazed, all the external walls are insulated. The house is heated with gas central heating from a storage tank buried in the garden. It is extremely easy and economical to heat. The energy efficiency rating is 'C'.

The garden is completely enclosed by neighboring gardens. On the south side is an old stone wall, and the rest of the garden is fenced, the fencing partly covered with ivy. There is a very productive cherry tree that gives delicious dark cherries at the end of May, and two productive fig trees. The paved seating area by the pool is shaded by a wisteria pergola

The swimming pool (3 metres by 5) is to one side of the garden. It has a paved surround and a paved seating area. The robot pool cleaner is included in the sale.
