This elevated end of terrace bungalow much cherished and cared for, needs a new owner to love it as much as our family has. We have shared it with our family for fourteen years, and have lots of fond memories, but they have grown up and it is now time for us to move on.
It has a large front garden, set with bougainvilleas, trees and shrubs, with a single driveway
It has a compact kitchen with fridge/freezer, washing machine, and free standing cooker
There is a small breakfast bar based in an arch at the back of the lounge/dinner, with views over the Mediterranean. The lounge has high ceilings, with all walls and ceilings in a delicate white aertex pattern rendering. The lounge has a large A/C unit and twin light/fan fittings, which are ideal on cooler nights. The lounge has double patio doors with new shutters and fly screen’s, letting out onto the picturesque patio with 180 degree views of the sea. The lounge comes with radio and a 32” flat screen JVC TV, with Arabsat and local freeview.
The Patio view is stunning, and one of the reasons we bought this house in the first place, it comes with a role out sun awning, and depending on negotiation, a six seat dining table and chairs. The garden whilst narrow is stepped with overhanging pretty plants, and bougainvilleas. The fact we are on a stepped hill affords plenty of privacy to just have a drink, dine with friends, or sunbathe in privacy.
The main bedroom has the same white patterned walls and ceilings, with both ceiling fan and A/C dual heating units. It has twin fitted wardrobes, illuminated dressing table, and French doors to the patio with new shutters and fly screens.
There is a second double bedroom at the front of the house with the same fittings and wardrobes as the main bedroom, and also has the advantage of new shutters and fly screens.
The bathroom was completely re-fitted and partially retiled with Italian tiles, approximately four years ago, and features a double walk in power assisted Rain shower, a raised wash basin sat on fitted bathroom cupboards, with a glass mosaic work top finish. The bathroom also has a pull switch warm air wall mounted heater, which provides instant warmth for cooler autumn and winter mornings.
The house is about to be fitted with a new plastic roof water tank, replacing the existing galvanised metal one on the roof, and we have pictures of the roof taken this year to show it is sound with no broken tiles.
The house was painted outside four years ago, is well maintained, and is not showing any significant wear.
We have the full deeds for the property, and the Leptos management fees are 160 Euros a quarter and have remained stable with only slight rises, for most of our tenure. The fees cover the cost of maintenance of the estate gardens, and electric street lighting as well as the maintenance of the large stunning shared pool on the complex. There are Pictures are attached. The pool has sun beds and umbrellas provided, which the maintenance charges provide and maintain.
The site has a mainly British resident management team who live on the site and look after our interests, with the maintenance contractors
The house is within walking distance are pubs, bars, restaurants both Cypriot and English and the community on the site are both welcoming and friendly.
Chlorakas village is five minutes walk, and has Banks, Tavernas, and a large Papa Antonios supermarket, where you can get the best fruit and veg, and lots of English product.
