A romantic Maison de Maitre, this is a house dating from 1862. It has high ceilings, oak floors and stone fireplaces in the three ground-floor reception rooms. There are five double bedrooms, two of which have a balcony, and one which has an en-suite shower room. Otherwise, there is another shower room upstairs and a bath/utility room on the ground floor.Enter the centrally placed front door to a hallway with lovely original tiled floors.
The bright sitting-room is to the left, with a hugeoriginal stone fireplace oak floor and high oak beamed ceiling. To the rear, one finds the "music-room", again with a fireplace and lots of light. Across the hall lies a superb dining-room with yet another stone fireplace, panneling and beams. Behind the dining-room is the classic country kitchen which leads out to the garden at the rear of the house.
The ground floor also has a bathroom and separate w.c. Upstairs on the left is the master bedroom with en-suite shower room with w.c. Then to a corridor which runs the full length of the house. onthe immediate left is a double bedroom which since it enjoys quiet has been used as a nursery. Cupboards are then built into the corridor wall, bbetween the nursery and the second, double bedroom, with access by way of a french door to the balcony overlooking the front court area. Next there is a landing area with further wall-cupboards, and a second shower-room with w.c. Then finally at the end of the corridor, the door on the left is to a very impressive bedroom with an outlook to the front, a charming fireplace, and space for at least two double beds. Across the corridor on the right is the fifth bedroom, again with ample space for a double or two single beds. The outlook from this room, as with the master bedroom, is over the garden an beyond to a landscape of fields and woodland.
Stairs at either end of the corridor on the first floor lead to large attics which could be used to extend the property if needed, or as space for storage.
The house has a lovely garden of just over an acre, a secluded swimming-pool, and an orchard with fruit and walnut trees, all of which are very easy to maintain. There is a very safe play area with swings etc. to one side and at the front, a driveway with entry at either end.
The property is situated in the peaceful hamlet of Villard, just a couple of minutes from the charming small town of Mareuil-sur-Belle, which is roughly half way between the historic cities of Angouleme and Perigueux on the D939, and only forty minutes or so from either. Mareuil has shops, a supermarket, banks schools and other facilities, everything in fact that is needed in everyday life. Also near at hand is the somewhat larger town of Riberac, with its excellent Friday market. There are easy transport links to international destinations from Bergerac and Limoges, and T.G.V. rail within France from Angouleme.
Because of its overall size and number of rooms, this is an ideal family house. On the other hand, situated as it is in the Dordogne region of France, well known as a popular tourist destination, it is a house that would lend itself perfectly to Chambre d'Hote or Bed and Breakfast accomodation.
