EXCEPTIONAL FRONT-LINE SEA-SIDE BUILDING PLOT
This wonderful 19,549 sq m front-line sea-side building plot on the island of Thassos in the Northern Aegean offers a superb and increasingly rare investment opportunity. Its large size, proximity to the sea, secluded location and boat moorings is a unique combination and provides many options. It is ideal for the development of a small residential estate, a luxury sea-side hotel or could be held as an investment asset for deferred profit realization.
The plot is elevated approximately 30m above the sea and could be divided into four separate building plots which would allow for the development of up to 1,740 sq.m. (including semi-basements) of domestic housing. The land’s natural, gentle topography minimizes the amount of terrestrial modeling required and optimizes building costs for any development. A wonderful villa of up to 400 sq m (200 sq m plus a semi-basement the same size as the ground floor) can be built on a plot of 4,000 sq m. As the new owner of the whole plot, you could choose the exact location (within the plot) to build your dream villa. You could then divide the plot and build a further 3 similar villas enabling you to recoup your building costs for the whole development. The resulting scenario could see you owning a luxury villa, designed and built to your own specifications, in a superb location next to the sea at a zero net cost. Indeed, with intelligent planning and budgeting, a solid profit could ensue.
As a bonus the vendor will give the purchaser, free of charge, an additional plot of 1,017 sq m situated below the main plot on its south side directly next to the sea. This is the “icing on the cake”. This gently sloping oasis nestling within the rocky coastline provides the opportunity to develop a private entertainment area: perhaps an artificial beach, an infinity pool, a bar and BBQ area, a hidden summer house with secluded bathing in crystal waters. The options go as far as your imagination.
Alternatively a single, sequestered, spacious villa of up to 770 sq m could be built. (385 sq m plus a semi-basement the same size as the ground floor). When combined with the 1,017 sq m at sea level a fabulous “palace in paradise” could become a reality.
The plot would support the development of a sea-side hotel of up to 7,820 sq m. (3,910 sq m plus a semi-basement the same size as the ground floor) or a complex of fractional ownership luxurious condominium style suites occupying a similar sized footprint. There is ample room for swimming pools, tennis courts, parking and perhaps a helipad. With the extension of the EEC and in particular the Balkan and Eastern European states, there is a growing demand for additional superior hotel accommodation on the island of Thassos. This is illustrated by the recent opening of a number of new 4 and 5 star hotels on the island. Ferry companies are investing in new fleets of large, modern, ferry boats with which to cope with the expansion of tourist demand. New regulations on Thassos now stipulate a minimum plot size of 15,000 sq m for hotel development. This enhances the value of the plot as an investment tool.
The vendors hold certificates which confirm that the land is neither “forestry” nor of any archaeological interest and thus can be developed. The vendor holds clear and unequivocal title to the land. Electricity runs along the northern boundary of the site. The mains water supply is on the main road which circles the island and is only some 200m away.
The land is close to the village of Astris on the southern side of Thassos and benefits from the best climate on the island. Access from the mainland is via ferry boat to either Thassos town or Prinos. The ferry from Keramote on the mainland to Thassos town takes 35 minutes. Keramote is a short 15 minute drive from Kavala's International Airport.
