In an elevated position at the end of a winding 125 metres driveway La Pierre, a modern (1985) 5 bedroom detached house with a 2 bed sous sol appartment, suitable for a dependant relative or letting gite, is set in 1.34 hectares of mainly lawns with wooded areas , individual trees , two ponds and backs onto woods . The property has a real country feel despite its proximity to the large commune of Nantiat with its schools , shops , supermarket ,plus doctors ,dentist and veterinary surgeries . The railway station and the N147 are both close at hand for travel to the major city of Limoges, and Limoges Belgarde airport is only 20 minutes away .

Built in 1985 the property is in the pavilion style with the principal accommodation on the upper floor and a delightful two - bedroom apartment in the sous-sol area . All external doors and windows in the property are in hardwood with almost all the windows being double-glazed .All internal doors and fitted cupboards in the main accommodation are also in hardwood giving a comfortable ' period ' ambience . The floors in the living area and bathrooms are ceramic- tiled with wood- effect laminate floors in the bedrooms . Heating is provided by two wood-burning stoves with supplimentary electric heaters in all the rooms.

The property is T-shaped with the living areas in the 'body' of the T and the bedrooms in the 'arms' .The splendid front door leads into a welcoming entrance hall which has a range of cupboards and shelving for coats and storage .Double Georgian-style glazed doors give access to the beautifully light and spacious lounge with its four pairs of French windows and high - output Charnwood multi- fuel stove .A second pair of Georgian -style doors leads from the lounge into the dining room and lovely kitchen both of which have further pairs of French windows on to the rear terrace over looking the pool .A single Georgian-style glazed door leads back into the entrance hall and onto a corridor off which are the study, family shower room ( and access to the stairs down to the utility room , garage and sous- sol apartment) .The corridor then splits left and right to give access to the five bedrooms , two en-suites ,a seperate WC and linen cupboard.

Sous-sol: The electronically operated garage door opens into a vast garage/workshop/storage area from which doors lead into the utility room and ground- floor apartment .This consists of a good size living room with wood burning stove , a generous double bedroom, a very pleasant kitchen and charming shower room .A second very spacious bedroom is accessed via the garage and has its own en- suite wc and wash basin. The lounge and kitchen windows look out over a sunny patio and down the length of the garden.

A major feature of the property is the recently installed 10 x 5 metres heated swimming pool access to which is gained by a flight of steps leading down from the rear terrace. The pool installation includes a versatile rolling cover whose sections telescope into each other to expose chosen areas of the pool or left in place for 'indoor' swimming. The pool is purified by the space-age technology of the ECO_SMART system which results in water that is akin to bottled water- no chlorine, no salt- an absolute joy to swim in. Running costs are very low and, best of all, very little maintainance or cleaning is required. The property also benefits from being on MAINS DRAINAGE.

The Venetian blinds fitted to all nine pairs of French windows (except the study) will be included in the sale as will all curtains and carpets where fitted. All light fittings will also be included. Some items of furniture and various items of garden equipment, including the ride-on mower may be included following negotiation.

The sous-sol apartment is presently occupied by a relative of the owners but could provide rental income as a one or two bedroom unit yielding, it is estimated, perhaps 500 Euros per month.

The location of La Pierre is, in many ways, ideal. In the summer, in particular, one could be deep in the country as the surrounding trees curtain off any view of other properties. The nearest neighbour is about 100 metres away on the other side of the valley containing the stream that forms the boundary between the two properties on the north side. A further 100 metres beyond this house is the Nantiat railway station where trains can be seen arriving and departing in the winter months but are obscured, both visually and audibly, by the trees for the greater part of the year.Extensive woods are found to the rear (east) and around to the south where they give way to open fields. A row of conifers that forms the western boundary hides the D711 which links Nantiat to the N147 for connections to Limoges and north towards Poitiers and then Paris. Beyond the conifers and the D711 is a good-sized lake- a perfect place for a relaxing morning or evening stroll.

Nantiat is, as previously stated, a substantial commune which, in addition to the afore-mentioned ameneties, also boasts a Post Office, two banks, social services office, tax office, gendarmerie, library, bakeries, patisserie, butcher, hairdressers an hotel and two bar restaurants.

About 1km. from La Pierre, where the D711 crosses the N147, is the smaller commune of Chamboret which offers a Post Office, bakery, hairdresser, junior school and a popular bar-restaurant. A number of other restaurants can be discovered within a radius of 5-6kms.

At a distance of 10kms. lies the ancient and picturesque hilltop town of Bellac which, among all the services and ameneties one would expect in a provincial town, are three leading supermarkets, a bricolage (D.I.Y.), hotels and a wide range of shops and restaurants.Bellac also has a very fine open-air swimming pool complex.

The beaches of Lake Pardoux are within half an hours drive where swimming and various water sports are also available.
