This colourful converted barn stands tucked away looking out over the mountains in the beautiful Pyrenees..
It is on four floors stand in an acre of meadow and garden.
The entrance hall leads into the garage and store room. There are several large storage cupboards in the hall and garage.
The store room houses the boiler, washing machine, electric water tank, lawn mower and range of gardening equipment.
The beautiful cherry wood staircase leads up to the corridor on the first floor, off which there is the kitchen. This is fully fitted with 2 ovens, gas hob, fridge freezer and microwave. The very large balcony leads out from the kitchen and runs the full length of the first floor. It has a BBQ, set of 6 chairs and table and comfy chairs for reading and relaxing looking over the views of the garden and mountains. Great for breakfast and the parasol is helpful when it is very hot in Summer.
The dining room is conveniently off the kitchen and equipped with sideboard, bookcases and extending dining table and chairs. This floor also has a double bedroom, shower room and separate WC.
The second floor with the same floor plan, houses the lounge with ancient beams, and a beautiful, efficient Godin woodburner. The triple casement window has stunning views looking over the garden and wooded hillsides. The pretty double bedroom is off the lounge with the same views. The third bedroom is at the back of the property, looking West over the gardens, fields and mountains with the ancient Cathar castle of Montsegur framed in the window.
Next door is a bright, tiled modern bathroom with another separate WC.
There are telephone plugs on both 1st and 2nd floors.
The attic floor has been converted into a large bedroom with 2 single beds and Velux window. This is not included in the 160 square metres mentioned in the discription section, as it has sloping ceilings. However this space is highly original and loved by children as it is necessary to climb into the room over the massive 200 year old pine beam which traverses the barn - the lounge ceiling has one too! The outer room can be used as another bedroom or as a playroom or study. Large storage space.
The property is safe and secure not least because we have a fantastic guy - our neighbour - who keeps a eye out for us when we are away and has been so helpful - a real friend and support over the years. It has been a real advantage being semi detached!
Outside, immediately in front of the property, is a large area for parking. Beyond that is the garden, which is designed for easy maintenence with areas of sun, shade and shelter for sitting and relaxing. Beyond the garden, the wild flower meadow contains apple and cherry trees and a fantastic double row of raspberries! The area is full of every kind of wild life.
Fougax is a small, friendly, working village. The village store sells a bit of everything especially delicious freshly baked bread and croissants. There is also a Marie, post office, bar and restaurant.
Half way to Belesta there is the Fountain of Fontesorbe - a local landmark, where the river gushes out of the mountainside with a hidden natural basin that fills and empties in summer.
Belesta, at the bottom of the hill, has more - a supermarket, garage and range of independant shops, bar, rugby team, and two excellent cheap restaurants.
Lavalanet is a lovely bigger town, 20 mins. away, with a full range of shops, an art deco cinema, restaurants and a brilliant large market on Fridays.
Carcassone airport is one hour away.
Toulouse is under one and a half hours on the motorway.
The Mediterranean is an hour and a bit, driving along the edge of the mountains to the sea. Breathtaking scenery!
The ski slopes start 40 mins away with both down-hill and cross country routes.
There are many signposted Pyreneean routes for walking - short and long distance.
Lac de Montbel has a restaurant, boating, swimming and fishing - a great day out.
There is also locally, white water rafting, horse riding and a complete range of sporting activities.
The property is totally suitable for full time occupation, holidays, and holiday letting.
There is the possibility to purchase the entire contents of the house, so you can simply move in and start living the life!
