REDUCED! This lovely single storey property is a Spanish finca nestling on a hillside on the outskirts of the quaint white pueblo of Casarabonela, perched on the slopes of Sierra Prieta with breathtaking views of the Guadalhorce valley. Access is gained through double iron gates via a private driveway culminating in a large gravelled parking area for several cars.

The front ENTRANCE PORCH with a large traditional Spanish solid wood door leads into a spacious HALLWAY off which are doors to: UTILITY/STORE ROOM, SHOWER ROOM with toilet, 2 DOUBLE BEDROOMS with fitted wardrobes, BATHROOM and LIVING AREA.

The living area comprises an open plan fitted KITCHEN and south facing LOUNGE/DINER with open wooden staircase giving access to a custom made mezzanine STUDY AREA with large walk-in roof store. A corner fireplace with inset wood burner provides superb heat in the winter months. Patio doors to the south take in the fantastic view and open onto the terrace that surrounds the house, an additional large window to the west aspect ensures plenty of day round light.

A further glazed door opens onto an outdoor COVERED SITTING AREA which allows year round al fresco dining whilst enjoying the fantastic far reaching views over the Spanish countryside. These magnificent views encompass the whole valley, hills and neighbouring villages of the Guadalhorce area, Malaga city and its coast, plus the Malaga mountains and beyond to the (in season) snow covered peaks of the Sierra Nevada and Granada ski slopes. Truly breathtaking!

Adjoining the main house, separated by an additional store room, is an ANNEXE comprising a DOUBLE BEDROOM/SITTING ROOM with it's own ENSUITE SHOWER ROOM, ideal for guests or as self-contained B&B holiday accommodation. It's main access is via a door at the front with further rear exit onto the south facing TERRACE/POOL AREA where there is a custom built barbecue facility, sitting/ sunbathing space, and a discreet area for drying laundry. The free-form SWIMMING POOL is tiled and built into the terracing to give impression of infinity whilst bathing and to embrace the stunning view.

This home is set in a unique location, against a mountainside backdrop that affords complete privacy, and takes advantage of its sweeping panoramic views. It is centrally positioned within approx 28,000 m2 of land, most of which is natural and unspoilt providing a wild habitat for local flora and fauna, whilst the tended area immediately surrounding the home is landscaped, comprising a Mediterranean garden with a variety of plants and shrubs leading into an olive grove with a small selection of fruit trees. The whole of this area is fenced and safe for pets.

The property is amply served with some of the best natural well water in the area, both telephone and electricity are connected as is wireless internet and satellite TV. In common with every country property in Spain, an underground septic tank provides sewage facilities. Ceiling fans are in all bedrooms and the covered patio, windows double glazed with fly screens, and background heating is provided by economy low wattage electric wall panel heaters where needed. There are tiled floors throughout,

This is a fairly economical property: IBI (Spanish equivalent of Council Tax) is a mere €356.95 per annum (2017), Basura (rubbish provision) as little as €7.83 per quarter. For the current two occupants with occasional visitors the electricity bills average €160 bi monthly, and gas (bottled) for hot water and hob work out about €36 every 3 or 4 months. No water charge other than minimal electric for the well pump. €150 will buy a goodly supply of wood for winter fires and be sufficient for a ‘normal’ season.

Although the location is quiet it is by no means remote. The village is a pleasant 30 minutes on foot and there are a number of neighbouring properties homing British, French, Belgian and German couples. Most are mature without young families however (except during holiday/ visiting periods) and we suggest that our property would ideally suit similar buyers seeking either a permanent home or (with an affordable garden contract) a vacation property. Socially, around and about the area there is a welcoming expat community and a general friendly atmosphere.

NB Whilst access is not difficult, and walking enjoyable, a car is considered essential, preferably, for comfort, a 4 x 4 or other vehicle suitably equipped to negotiate unmade country tracks.

Spanish schools, bars, restaurants, fantastic municipal pool, shops, doctors and pharmacy are just a 5 minute drive away in the local village which is also home to the rather special Cactus and other Succulent Plant Botanical Garden ‘Mora y Bravard’ which boasts one of the finest collections of cacti and succulents in Europe, with a range of more than 2500 species belonging to different botanical families.

It is worth noting that Casarabonela forms part of the Sierra de las Nieves Nature Park, a Unesco Biosphere Reserve giving habitat to a large community of mountain goats and several endangered birds and animals, like the golden eagles, pine marten and mongoose among others, and is a very sought after area, particularly for nature lovers, bird watchers and walkers.
