A charming 4-bedroom village house with large terrace overlooking the valley, two bathrooms, fitted kitchen, lots of living space and small garden with off-street parking in La Sesquière, a rural hamlet near Bedarieux. We love to sit on the terrace and look down the valley and feel very rural, particularly sipping a sun-downer after a lovely walk and listening to the ‘dusk’ chorus of the birds. At the same time, there is a supermarket minutes away by car. We have had over 10 years enjoying this house as a second home with friendly, helpful neighbours and space to invite family and friends to stay for a holiday. But now it is time for us to cut down our commitments.

The property is a stone village house on three levels with new extensions on two levels of rendered block work. The total living space is about 120 square meters. There is a telephone line into the house: currently not connected.

The front door is at road level. As you enter the house you are in a tiled living area, a spiral staircase to the top floor, a door out to the terrace, and stairs down to the kitchen and courtyard room. There is also a shower room with WC, bidet and basin.

The terrace is mainly tiled with an area of decking providing space for outside dining for up to 10 people as well as space for garden chairs. The terrace catches the sun from breakfast time to early evening. Two double bedrooms open off the terrace.

On the upper floor are two double bedrooms, one with high ceiling and views down the valley, the second with a sloping ceiling, plus a bathroom with a large shower, WC, basin and electric heater/towel-warmer.

On the lower floor is the fully-fitted kitchen. There is a sink with single drainer, a range of floor and wall-cabinets plus hob (3 gas rings and 1 electric), an extractor fan, space for an oven/ microwave, dishwasher fitted under the worktop, and a tall free standing refrigerator. (There is space and a power-point for a clothes dryer.) A small utility area off the main kitchen has a power-point and plumbing for a washing machine and leads to a small cellar which houses the hot water tank and septic tank. The septic tank is accessed from the road outside for emptying. (Mains drainage pipes are laid in the village but no date has been announced for connection.) In the mezzanine area of the kitchen there is space for cupboards and a table and chairs.

There is a door from the kitchen to a small courtyard with a raised storage area and large wrought-iron gate to the garden. Off the courtyard is a large living/dining room with views down the valley. The dining area in this room is large enough to seat 8 people plus a raised lounge section.

There are steps up from the courtyard through the small garden to the car parking space, which is a valuable asset to the house.

Over the years we have updated and improved the property. This has included a new roof, re-fitted the kitchen, replaced the water heater, over-hauled the electricity system including new distribution board, replaced doors and windows (now double-glazed) re-tiled and extended the terrace,and up-graded the upstairs bathroom, plus redecorating throughout.

The house can be offered fully furnished. All of the pre-sale surveys have been carried out.

La Sesquière is a rural hamlet. The nearest shops and restaurants are in Herepian, a village with cafes, bakery, pharmacy, grocery stores and other shops. This is only 5 minutes by car. A further 5 minutes away is a hypermarket and small retail park including garage, DIY, and garden centre. Bédarieux is the nearest town with all the amenities associated with a town of its size. Lamalou les Bains, a spa and regional orthopaedic centre, with a good selection of places to eat, shops and a charming local weekly market, is only 10 minutes by car.

The local countryside, with mountains, rivers, gorges and lakes, offers many wonderful places to visit with walks and other outdoor activities including swimming spots on rivers. The closest area of coast can be reached in approximately 45 minutes. The region has places of interest to visit including iconic historic towns, caves, archaeological sites and the famous Canal du Midi.
