Our house is located in the heart of the tranquil village of Nouic. The village was recently featured in “A Place in the Sun”.
Located behind the 12th century church at the end of a small quiet lane, it is a short 2-3 minute walk through the village to the bakers, bar/restaurant, pharmacy, small supermarket, town hall, post office, hairdressers and village square.
Bellac is the nearest main town (17 kms) with Banks, Supermarkets, Theatre, Rail link to Limoges/Poitier.
Limoges Airport is a convenient 30 minutes drive where Ryanair have very regular flights from various UK locations.
This 5 bedroom detached farmhouse, first built over 200 years ago, has been recently renovated, keeping traditional Limousin characteristics where possible, but bringing it up to date with most modern conveniences installed.
Oak beams are a major feature of this property and are in all downstairs rooms.
A large lounge with fireplace and woodburner, fully fitted kitchen with custom made “Shaker” style units, dining room, fully fitted bathroom with w.c., all connected to mains drainage, bedroom and hallway through to garden (hallway headroom under lowest beam is 1.75 metres) and oak staircase
Fully fitted shower room with w.c. and vanity unit all connected to mains drainage.
Bedroom with connecting door to shower room plus 3 further bedrooms which are all of a good size with different characteristics.
There is a large garden to the rear of the property with a sandstone style terrace looking into the garden and the summer evening sun. The garden has a working water well and various fruit trees including pear, cherry, plum, quince and walnut. The rear wall of the property uses “apparent” pointing in the French style.
There is room in the garden to install a swimming pool in the future
The first stone barn is located in the garden and is currently used to house the sit-on mower, garden tools, paints, etc. The exterior wall is finished “apparent” pointing.
The second stone barn is quite large and is attached to the main house and is used as a garage and general storage area for firewood etc.. Inside is a purpose built laundry/utility room.
Both barns are largely in their original state and particularly in the 2nd barn there is scope for further renovation and upgrading to the property.
