Fine recently refurbished apartment in the historic centre of Frejus overlooking the charming cathedral square with its lively open air restaurants and twice weekly markets. Only 2km from great beaches and sporting a large south facing suntrap terrace, this comfortable, well equipped property sleeps 2/4 on two levels of a converted Provencal townhouse.
Frejus is located between Cannes and St Tropez at the mouth of the river Argens on a site that was chosen by Julius Caesar in 49 B.C. as his first naval base in France. This rich Roman heritage is evident throughout the town which proudly conserves the remains of the large Aquaduct, the Roman Theatre and the Arena.
The focal point of the the town is the historic cathedral square with it's famous mosaic domed Gothic cathedral, housing a 12th century octagonal Baptistry and picturesque Cloisters. With it's charming Micocoulier trees and outdoor restaurants, this pedestrianised square, where our apartment is situated, hosts a market of local produce and crafts twice a week on Wednesday and Saturday mornings.
The apartment is located on the second and third floor floors of the converted town house (co- proprietors on first and ground floors), reached via a steep quarry tiled staircase serving the building, where we have made interesting use of the original accommodation by creating a living space which can comfortably sleep four people, increasing to six if using the sofa bed in the downstairs living area.
The first level has a fine large Living/Dining Room with an open plan fully fitted kitchen and double balcony windows which open on to the square. The living area includes a large sofa unit which can convert into a double bed if numbers require - we have tended to use this additional option only for friends or family. Leading off this room there is a good sized double bedroom with twin beds and a double glazed feature window. The large tiled bathroom also leads off the main living area and contains a full sized bath, over-bath shower, toilet and wash hand basin in large mirrored vanity unit. An under stair utility area off the bedroom contains the washing machine and storage space. The entire apartment is floor tiled throughout.
The upper level, reached by a small staircase, boasts a spacious living room doubling as second bedroom with comfortable furnishings and a large open fireplace, typical of the region. Fully glazed sliding doors open on to the large roof terrace with a south facing aspect providing a perfect all day sun trap for sun worshipers. The terrace has patio furniture and a barbecue for the enjoyment of meals 'al fresco' together with a fridge/freezer for cooling drinks. On this level there are two fine quality leather sofas, the larger of which converts into a full size comfortable double bed. Leading off the living room there is a shower room with shower cubicle, bidet, toilet and wash basin in a small vanity unit. Both levels have sound systems, DVD players and televisions - UK TV channels are available through the internet Wi-Fi connection on the upstairs level.
Frejus is ideally located for some of the finest beaches on the Cote D'Azur, the nearest being in Frejus Plage, a mere 2km from the apartment, 10 minutes by car, well served by bus transport and only a 30 minute walk if you're up for it. Located at the west end of Frejus Plage, is Port Frejus with it's large marina and impressive yachts, well worth a visit also for its fine restaurants and regular craft markets The twin town of St Raphael lies to the east just beyond Frejus Plage with a delightful port, many good restaurants and a major railway station with coastal routes to the interesting, vibrant cities of Nice and Cannes and the glitzy resorts of Juan Les Pins, Antibes, Menton and Monte Carlo - passenger ferries also leave St Raphael for the one hour crossing to St Tropez. The delights of the Cote D'Azur await and Frejus is the ideal base, a great town in it's own right and within easy reach of many attractive towns and villages sporting a wealth of historic and cultural attractions not to mention great shopping. Most popular sports are available in the near vicinity - great golf courses, tennis courts, water sports and for hill walkers, the challenge of the Esterel mountains. Regular train and bus services from Frejus centre provide convenient transport along the coast as far as the Italian border.
On the business side of things, we have had considerable success letting the property as a holiday rental on a commercial basis for almost 25 years. We only discontinued the formal letting in January 2016 and at present are restricting occupation to ourselves plus friends and family. We have always enjoyed the apartment as a second home, mainly off season, and over the years our many holiday rental guests have been greatly impressed with the unique location in the historic centre of the town and with the standard of the equipment and facilities provided. We have thoroughly enjoyed the process of improving the property over the years but feel it is now time to pass it on to new owners. Should any potential buyer be interested in a similar holiday rental approach, I'm sure we can, from our own experience, provide some broad advice and guidance.( financial accounts available to seriously interested parties).
The property is offered for sale at a price to include all furniture, fittings and equipment presenting the buyer with the opportunity of acquiring a turn-key apartment as a fabulous second home with the option of generating proven rental income if desired. Our property is owned at present by a UK limited company (first registered in 1991) and if prospective purchasers were interested, significant savings could be achieved by acquiring our shares in this company rather than a straight property sale by the company, as well as avoiding costly notaire's fees of 7-8% of the purchase price. Ideal for a syndicated purchase with several parties, no worries about exchange rates, all transactions carried out in GBP and the purchase process considerably shortened - more details available on request from seriously interested parties only.
