The Quinta sits at the edge of the village and consists of the main house with 3 bedrooms and outbuildings already converted to 5 en-suite guest bedrooms.
The conversions from farmhouse / building to home and guest accommodation was completed in 2008. All mains services were updated at that time to install central heating, bring water and electrical wiring to current standards throughout the Quinta. The character of the original Quinta has been maintained in the preservation of the original stone walls, throughout the guest rooms and the ground floor of the house, & retaining the original ceilings in the house. Guest rooms also had all the roofs removed, treated and replaced to include insulation and updated structural integrity as well as incorporating new central heating system. This has retained the character of the Quinta and is an added attraction away from the current trend of concrete constructions. The first floor of the house has been restored with pre-treated wooden flooring .
The Quinta sits in an area of approximately 2500sq. metres which contains the main house, guest rooms, swimming pool ( 14m by 5m), large covered barn area, used as the outside guest lounge area, paved courtyard area with guest kitchen including a traditional bread oven. & utility room ,2 wood stores and with a fully enclosed cottage garden containing lemon, orange, plum, olive and cherry trees off. From a separate entrance to the property the olive drive contains 6 mature olive trees, with 7 others on the site, and has produced approximately 26 ltrs. of excellent olive oil in a number of years.
The house is on 2 floors. The first floor has an additional entrance from a flight of outside stairs and consists of 3 double bedrooms, two shower rooms. Off the master bedroom is a dressing room which is currently used as a small library / wardrobe room.
On the ground floor of the house, which has exposed, traditional stonework, is a large open plan lounge / dining room, which was originally the adega of the house. This contains a large woodburning fire which feeds the central heating system for all the buildings. A wooden open plan staircase leads to the first floor.
Alongside this is the family sized kitchen, fully fitted including a traditional Portuguese woodburning oven ( fogao a lenha), electric oven , gas hob, fridge freezer and dishwasher. The kitchen door leads onto a small patio area, with access into the main courtyard and the guest bedrooms.
At the rear of the house is a very private tiled patio with an additional shower room, where originally we planned to have a jacuzzi. Backing onto this is the fifth en-suite guest bedroom currently used as a therapy workspace and a storeroom / toolshed alongside.
The 14m x 5m pool has a large, private, paved patio area adjacent and the area around that is set to grass, with underground water sprinkler system installed. A roller operated summer solar cover and a full winter cover are in situ for the pool.
The Quinta is currently run as a B&B or self catering rooms and is occasionally let as a villa complex.
There is the opportunity to further expand / convert the storeroom/ toolshed into a kitchen/ diner which would make the adjacent guest room which has a private patio area, into a self contained unit for perhaps a site caretaker accommodation or individual rental. The secondary site access is ideal to keep this area private from the rest of the complex if desired.
It is an ideal property for investment as a full time villa holidays letting, expanding on the existing owners letting policy. AirBNB and Trip Advisor have been very successful sites for all lettings, both of which provide positive guest feedback.
Alternatively, it would also lend itself as a family or friends investment for larger holiday gatherings.
Carapinha is a small rural village which boasts an excellent restaurant and bar, within easy reach of both Tabua and Arganil. Approximately 50k from the university town of Coimbra. The IC6 runs close to the village giving very easy access to Coimbra, Porto and Lisbon.
