Property/House for sale in Brittany, France. Reasonably priced for our local market at €188,000 euros - reduced from original purchase price of €224,000 ;

Morbihan is surely one of the most varied departments in France, with prehistoric monuments, ancient pilgrim trails and important historical towns and castles standing in contrast to the ever popular ports and villages, beaches and islands along the coast and around the Gulf of Morbihan. This region of southern Brittany is definitely a department with something for everyone.

Our house is within an hour of most of the important towns. It is 35 minutes to the beautiful city of Quimper, 30 min.to Lac Guerledan, 40 min.s to Pont Aven & marina, 40 minutes to Concarneau and not far from Carnac where the giant stones and boulders are scattered with its ancient forests and beautiful vistas. Costal beaches are 40 min.s too. The Lorient yachting marina is a short drive plus the walking trails for the Brest-Nantes canal are a few minutes away by car.

Brest and Dinan airports are near as are Roscoff and St.Malo car ferry services.

Our footpath to the LeClerc's supermarche is a few minutes away.
Wonderfully pretty, immaculate five bedroom family house with potential for B&B peacefully located minutes from all amenities in the country town of Gourin, surrounded by beautiful easily maintained gardens and close to the Chateau Tronjoly with its new Sales des fete and swimming pool. Only 45 minutes from the pretty seaside towns of southern Brittany this home is on the market at a price well below the market value.

The house is within walking distance of the magnificent 18th century Chateau Tronjoly with its shady park, lake, old mill and regular events taking place all through the year. Also within walking distance is the beautiful church, a supermarket and all the other town facilities. As such, the potential for a B&B or Chambres d’Hotes business is tremendous. Gourin is currently undergoing a total renovation of the town centre with the help of a large Eu grant, and will soon benefit from this rejuvenation. Buying property now, while prices are still low, is a good investment for the future. The vendors are highly motivated to sell.

From the beautiful front gardens, the impressive entrance way leads to a spacious and light-filled tiled hallway and an imposing marble stairway to the first floor.

A superb feature of this house is the ground floor master bedroom of generous size, with its large, ensuite bathroom and separate toilet, and beautiful aspects to the garden.

To the front of the house, benefiting from two large windows overlooking the garden views is the well equipped sunny kitchen with white painted wooden cabinets and a butcher’s block, and plenty of space for family meals, ideal for a busy family.

The hallway opens on to the “salle du jour” or sitting room, a generously sized light filled room (6m x 4m) with french doors to the garden.

The study and downstairs washroom are also located on the ground floor.

On the first floor are found four beautifully presented bedrooms, two double and two single. Built-In cupboards to one of the double rooms. The second shower room is on this floor, as well as a large, unfinished room which has the potential to form another ensuite bedroom, large study or second sitting room and another bedroom which has not yet been finished. Making in total six bedrooms.

Returning to the semi-basement we find a garden room and a generous games room as well as a utility room housing the boiler and storage area. The double garage also forms part of the basement area of the house.

The house is on mains drainage and benefits from the town utilities. It has full oil central heating and plentiful hot water at all times. Well insulated, the house keeps warm in winter and cool in summer, with no need for air conditioning. Details of taxes and running costs, as well as the energy figures can be supplied to serious viewers. Opening the house as a B&B is a simple matter requiring only a notification to the mayor of your intention to rent rooms. This house is also ideal for a growing family, with its flexible sleeping accommodation, downstairs master suite and generous living space, located in an easily accessible and delightful part of Brittany. E.U. Funding allows a redesign of our town-centre in a mediteranean style (approved 2016). This has commenced and our new town centre maybe ready by Christmas,

Just this message to tell you that we do not follow up on our visit to purchase your home. We are not yet ready to leave the city where we have family. We hope you find a buyer because your home has a lot of cachet. We wish you a safe journey back to the UK. Cordially.

Thank you for your kind and prompt reply. I advertised my cottage too late last year to achieve a sale before Christmas, but there were over 100 enquiries so i'm hoping it too will attract the right buyer in the coming months. If it does then I will certainly come back to you.

Best wishes for 2018 - Carole
