Permission has been granted for a detached villa to be built in Albissola Marina in the province of Savona on Via Colletta. The authorised total area for the building is 142 square metres but this excludes the lower cantina area which supplements the meterage.
The house will be nestled in a mature olive grove which has a total area of around 5,600 square meters and enjoys an enviable view of the sea.
The project has been approved for the construction of a two floor dwelling plus a separate mezzanine (soppalco) area. On the ground floor, the entrance opens into a large reception/living area continuing onto the kitchen which could be open plan or separated from the rest of the living area if desired.
The kitchen has access onto a large terrace of about 38 square metres and has a sea view as well as the surrounding countryside which is wooded and rural. The mezzanine of 15 square meters is accessed from a stairway, the whole area having a vaulted ceiling. Under the mezzanine is a snug and a separate toilet and cloak room. The master bedroom, also on the ground floor has an en suit bathroom and direct access onto the large terrace.
The lower level is accessed from another stairway and leads to three double bedrooms, a large bathroom and a large recreation room of about 25 metres square. The technical room is also on this level and is accessed from the outside of the house.
From this level and from all the bedrooms there is access to the portico/patio and garden area.
In principal, permission could be given to build a permanent swimming pool if desired.
Utilities are ready for connection at the roadside on Via Coletta including driveway size access to the plot.
The villa will sit amongst mature olive trees and a grassy area together with a lawn to the rear, the total area of the plot being around 5,600 square metres.
The plot is sloping down into a valley with a typical Ligurian profile of tiered levels cut into the hillside with a stream at the bottom leading out to the sea.
The orientation of the plot is south-west and is accessed from the quiet country road Via Colletta. The sea front is about 1.5 km from the plot and can be reached on foot in about 30 minutes. The motorway entry point in Albissola Superiore is about 5 km away (A10 Autosrade dei Fiori) from which the international airport Cristofo Colombo in Genoa can be reached in about 30 minutes (35 km). The airport of Milan is about 2 hours away and Turin airport about 1 hour 40 minutes.
The railway station in Albisola Superiore has access to regional trains to Genova and beyond to the east and to France to the west. The railway station in Savona has access to both regional and intercity trains in both directions as well, with direct trains to Genova and Milan and France.
The historic village of Albissola Marina and Superiore are quintessentially Italian with boutique shopping and restaurants and charming Ligurian architecture. The larger historic port town of Savona is 2 km to the west with a thriving historic town centre.
Albissola is known for its mediterranean climate having the proximity of the sea complimented by the accessibility to the mountains.
The agricultural organization declared the land as being big enough and having enough olive trees to be eligible for business status. This means that if desired, agricultural status can be used to manage the land and benefit from the status.
Any agricultural business can be employed with olive oil being one possibility but other practices can be employed on the site. There is a piece of land at the bottom which has no olive trees so has a broader range of agricultural use potential. Using the land as an agricultural business is not compulsory.
