Villa Carpe Diem was designed and built for the current owners.

Villa Carpe Diem is a flexible, large, family home. Located halfway between Limassol and Larnaca on the beautiful South coast of Cyprus the villa is a short three kilometres from the beach and sea.

In an elevated position some 70 metres above sea level. Approached by quiet country roads and up a hill which provides sweeping views, there are level paved driveways at both lower ground level or ground level.

The villa is arranged over three levels. It was designed as a large family home with six bedrooms, or it can provide two separate living areas - the main house (sleeping 8), and an apartment (sleeping 2/4) which can be used as extra living accommodation, as a ‘granny’ flat, for family members with mobility issues or staff accommodation.

The ground floor forms the open-plan kitchen, dining room and sitting room of the main house.

The upper floor comprises four bedrooms, a twin or double bedded room, two double rooms and a king-size bedded room with en-suite, plus a family bath/shower room. Two large storage cupboards and the loft area are accessed from the upper floor corridor.

The lower ground floor comprises a four room, self-contained apartment, a patio area with a half height wall, the double garage, a storage room and a workshop/tool room.

The garden and main house are approached via a gently sloping, wide, ramped path which can be illuminated at night, or via an internal staircase from the apartment.

ENTRANCE
There is a wide paved path that runs from the parking area to the front door, and also from the parking area to the terrace and pool. The solid oak front entrance door is well lit by overhead light in the porch.
The entrance hall opens into the sitting area.
A glazed oak door to staircase is set into a glazed full height screen.
A wrought iron handrail and staircase lead up18 limestone steps to the first floor.

SITTING ROOM
The sitting room/lounge, dining area and kitchen are in one open plan L shaped space. It is situated on the ground floor with level access throughout.
The room can suit a mixture of seating according to taste.
The sun deck seating and the dining verandah area can be accessed from this room via a double glazed door.

DINING ROOM
The dining room is at the other end of the sitting room space.
There is space for a dining table to seat 8 -10 people.

KITCHEN
The kitchen is in the L-shape, separated from the dining space by a dividing island cupboard unit. The all electric kitchen has a ceramic hob and fan assisted oven.
A dual sink and drainer look out over the swimming pool. There is ample worktop space for food prep and stand alone appliances.
Kitchen appliances (which can be sold with the property) include a fridge/freezer, microwave, dishwasher and washing machine.
A good range of wall and floor cupboards provide excellent storage.
There is space for an additional table and four chairs in the kitchen.
A double glazed door leads out to the verandah.


BEDROOMS
These bedrooms are on the upper floor accessed by the staircase next to the entrance hall.

There are three shower/bathrooms in the main house. The bathrooms are fitted with white sanitaryware by Ideal Standard.

Bathroom 1 is the en-suite to Bedroom 1. It has a step in shower, toilet and wash basin.

Bathroom 2 is the main bathroom on the upper floor. It has a full length bath with an over-bath shower, toilet and wash basin.

Bathroom 3 is on the ground floor. It has a double size shower, toilet and wash basin.

SELF-CONTAINED APARTMENT

The apartment can be reached in two ways: either by internal stairs from the main house or from the open-fronted double garage.
There is a lockable door both at the top and the bottom of the stairs.
A passageway runs the length of the apartment. All rooms are accessed from this passageway.

This room is on the right of the passageway as you enter from the garage.

The verandah is level and paved with ceramic tiles. There is plenty of space for al fresco dining and outdoor furniture.

SWIMMING POOL
The pool is 10×5 metres and is sanitised by a salt water system, known to be gentle on the skin and eyes.
The shallow end is 0.9 metres deep and level for 2.0 metres, the floor of the pool then slopes gently for 6.75 metres until it reaches a depth of 1.65 metres and continues level for a further 1.25 metres at the deep end.
There are 3 steps forming an arc with a central handrail leading into the pool at the shallow end and a set of ladder steps at the deep end.

All internal floors are laid with Azteca ceramic tiles with three colour variations used. For room dimensions please refer to the floor plans. All windows are tinted and double glazed and set in sand colour aluminium frames. Where appropriate metal shutters are fitted to screen out the sun. All opening windows are fitted with removable mesh insect screens. The property benefits from a three phase electricity supply with RCD protection. All electrical switch plates and sockets are UK 13 amp specification by MK. All sockets are double, switched outlets. TV aerial and telephone points are available in all rooms.
