This two bedroom New England style lodge benefits from beautiful elevated views of the marina’s 24 acre lake and has 95 remaining years on the site licence. There are no legal fees or stamp duty to pay and the lodge can be used for 11 months each year, including as a holiday let to generate income. The closed period is 14th January to 14th February each year, although the marina itself remains open and there is still access to the lodge for maintenance.
The lodge is built to a very high specification with full double glazing; two sets of patio doors and it is insulated to a high standard with LPG central heating from a combi boiler which provides hot water. There is also a Morso multi fuel stove. This really is luxury living and rental income can exceed £800 per week. In total the lodge is 45’x22’ giving 990 square feet of living space. External access to the property is via level tarmac paths to either the kitchen or central living area, access to the veranda is via double patio doors from the end living area and all are wheelchair friendly.

Open plan lounge/kitchen/dining area This very generous area has space for two very large settees, a six person dining table and a high specification kitchen incorporating a SMEG gas hob and electric over; dishwasher; washing machine/tumble dryer and fridge freezer; and large flat screen TV with linked DvD player. Outside The secure veranda has space for table and chairs and has coal bunker/log store and space for a further large storage unit. There is also an outside tap and external power point.The abundant mature planting is maintained by the marina to ensure you are always welcomed by a beautiful tidy borders and a wealth of different plants that complement the lodge’s pastel colour shade.
To the front of the property is an exclusive parking space for two vehicles.
Lease length, ground rent & service charge There is a site licence of 95 years available. The current annual pitch fee is £ 3188.66 and current annual local authority rates payable are £410.03. The average annual gas and electric combined charge is in the region of £500-£600. There is no additional water charge.
