GENERAL DESCRIPTION: An independent, completely renovated and modernized, stone farmhouse with two living rooms, two bedrooms, two bathrooms, a kitchen and a utility room, all totaling 100 square metres and set in a one hectare hillside orchard with gardens, within the Lago di Vico nature reserve.
DETAILED DESCRIPTION: The ground floor entrance leads into a brick floored hallway with the spacious downstairs living room to the right, floored with antique hexagonal tiles and with exposed stone walls and an antique wood burning stove, in addition to the installed central heating. To the left is the kitchen, also floored with the same antique hexagonal tiles and fitted throughout with Italian marble work surfaces. Leading off from the kitchen is the utility room and pantry which also houses the gas fired central heating and hot water unit. Down the hall to the left is the main bathroom with bath/shower, WC, bidet and marble topped vanity. At the end of the hall is a wrought iron spiral staircase leading directly up into the luminous, top floor living room which has an open fireplace and a lofty ceiling with exposed wooden beams. Leading off from here are the two bedrooms, again with high ceilings and exposed beams and also the second bathroom with shower and WC. From this upstairs living room there is access to an external staircase which leads back down into the garden. Beneath the staircase is a multipurpose storage room that also contains the automatic control equipment for the property's dedicated borehole. All domestic equipment and white goods are as new. There is a voluminous rainwater cistern adjacent to the house which provides useful irrigation water and is fitted with both hand and electric pumps. In one corner of the property is a large, timber shed that houses gardening equipment and in another corner is the underground domestic gas storage tank. LOCATION: The house is located to the north of Rome, in the province of Viterbo and within the region of Lazio and is in the centre of the historic Etruscan area with many interesting attractions. It is one of the very few, habitable, old farmhouses within the Lago di Vico designated Nature Reserve and as a consequence will never be obstructed by other buildings and will always remain a secluded paradise for nature lovers and those seeking peace and tranquility whilst still remaining within easy reach of the outside world. The house belongs admistratively to Caprarola with its spectacular Farnese Palace, but is closer to the larger and lively community of Ronciglione, with all manner of shops, a weekly market and frequent and enjoyable traditional festivals. The whole lake area is renowned for its hiking and biking, forest and nature trail walks, bird watching, horse riding and water sports posibilities. Apart from Ronciglione, there are numerous excellent restaurants to be found around the lake shore and the nearest swimming beach is barely five minutes from the house. The thermal baths at Viterbo are only 20kms away while the sea is some 70kms distant to the west with Rome being 70kms to the south and the winter ski areas 100kms to the east.
