A quality barn conversion offering a comfortable modern home of 330 sq meters incorporating 5 bedrooms 3 bath/ shower rooms. Finished to a high standard the property is light and airy but retains many original stone walls and oak beams. The L shaped property at present provides one home but with a little imagination and minimum expenditure would lend itself to conversion into 2 integrated dwellings. The property sits in 4663 square meters (1.15 Acres) of landscaped gardens and meadow, with unobstructed views across forest and countryside. The rear of the property is half laid to lawn with trees and a vegetable patch and meadow area which at present is cut and bailed twice a year by the local farmer who also cuts the hedges bordering the property.
There are seven cellar rooms which mirror the footprint of the house, on the main entrance level to the property you enter on the second floor but at the rear of the property the entrance is through the cellars/ garage with a staircase up into the accommodation area. There is also a two story barn ( approx 40 sq meters) facing the main property with parking space between the two for several vehicles.
The property sits on the edge of the hamlet of Issoudun- Letrieix (pop approx 300), in the Creuse Valley, a beautiful farming community which in recent years has undergone an influx of a few younger families restoring the once empty lovely old houses in the village, which boasts a beautiful XIII century church. The village has no shops, but is visited 4 times a week by the boulangerie and twice a week by the charcuterie vans from the small town of Chenerailles at 8 kilometers, which also has junior schools, chemists, doctors ,vetinaires, banks and small supermarkets, plus wonderful recreational swimming and fishing lakes. In the immediate surrounding country side there are miles and miles of cross country tracks for rambling, trial bike riding or horse riding all freely accessible to the public.
The bustling town of Aubusson which has many amenities, Cinema, swimming pool, supermarkets is at 16 kms, and the larger town of Gueret with all amenities at 30 kms. The train runs regularly between Gueret and the City of Limoges and the T.G.V to Paris can be accessed on this route. The airport at Limoges is approx 90 mins by car and the city of Montlucon is 40 mins. For the Ski enthusiasts the little know but highly rated resorts of SuperBesse-Puy- de- Sancy and Le Mont-Dore are 1 hr 40 mins by car close to the historic city of Clermont Ferrand which also boasts a superb rugby club with many visits by English clubs.

The main house and Barn have been re-pointed by myself over the past two years, the barn has a new roof (totally) and would lend itself to many uses.
All electrics, plumbing and Fosse septique have been installed in the last eight years, and the main house roof was totally refurbished in 2008
