For sale is a substantial stone built house situated at 800 metres above sea level in a small French village located in the lower Alpes.
It is well served with good roads, and has a daily bus service which runs into Nice. The property is about one hours drive from Nice and the airport, and regular trains to Nice run from the local town of Entrevaux, which is a 15 minute drive away.
The house is located in Daluis, an area popular with tourists who visit the Gorge de Daluis, which is around one km away. The river Var is located a few hundred metres from the property, and is regularly used by fishermen and white water canoeists.
The nearest ski resort is Valberg, which is about 30 minutes away by car.
Daluis has a cafe and bar ( Auberge) and a local repair garage. The nearest large supermarkets are about a 10 minute drive away.
The house is substantially built of stone, with concrete block inner walls and tiled floors. As with so many French properties, it is arranged over 2 levels.
The lower level comprises a self contained apartment with hall, 2 rooms ( currently used as two bedrooms) bathroom and kitchen. Externally there is a large garage and a number of store rooms, and a pool filter room.
The upper level comprises a balcony overlooking the Alpes, a large sitting room with doors leading onto the balcony, a kitchen, bathroom, bedroom, toilet and store room.
The house has an insulated loft, which is unused.
At the rear of the house is a paved area, and an in ground swimming pool ( 10 x 5 metres approx). The filter and pump room for the pool is at the back of the house.
The house has large gardens to the front and rear, and smaller gardens to each side. A similar sized garden also comes with the project property described later ( The Ranch)
Because of its design, the house is ideal for people who have teenage children, or who are looking for a ‘granny annexe’. It is also suitable for letting one level whilst living in the other. Wheelchair access to the lower level is possible.
The lower apartment is all on one level, and is fully self contained. A garden storeroom is located below, accessible from steps to garden level.
At the bottom of the garden is located another property ( known as The Ranch) which is a part converted 3 stories detached property with 5 rooms., built from local stone.
This property is believed to be structurally sound and dry, but requires complete conversion. The Ranch has a similar sized garden to front and side, and is accessible from the village street.
The Ranch is included in the sale price of the main property, but is also available as an individual purchase for 40.000 euros. The land has been measured and full plans are available of the accompanying grounds.
Should this sell before the main property, then the asking price of the main property will be reduced by the sale amount.
The surrounding area offers lots of outdoor adventures, from treking in the mountains through to glacier climbing and white water rafting. Downhill skiing (in season) is freely available, and the local town of Annot is renowned for its cross country skiing facilities.
The local towns and villages are typical Provencal hill towns, and are steeped in history. Our local town of Entrevaux is reputed to date back to the year 1100, and is a very big tourist attraction.
