Access and services: The access road to the house is maintained by the commune to the property boundary. In front of the garages there is a large turning area and space for parking several cars. Mains electricity and telephone are cabled overhead to the south- east corner of the house, supply is currently 3 phase 20 amps per phase (approx. 12 kilowatt supply) Main distribution board upgraded 2008, smart meter installed 2017. Good broadband available. Mains water supply metered 2m from the house. Drainage to fosse septic meeting current regulations. Underground oil tank for the central heating / hot water system.
Semi-basement area: Access to this area is by two three metre wide secure garage doors leading to two separate garages/store areas, and by an internal staircase to the first floor. This area includes an insulated wine cellar, large laundry / utility area, with sink, drainage hot and cold water, washing machine and tumble drier. The area also houses the oil fired central heating / hot water boiler and electric hot water cylinder, for optional use in the summer period. The oil-fired boiler was replaced in 2008 and has its own integral 300 litre hot water tank; This area also contains extensive cupboards and work surfaces and a small workshop with bench and tool storage facilities.
First floor: All current living accommodation is on this floor. Access is by the main front door, three patio doors or the internal staircase to the semi-basement. On entering the house there is a cloakroom (Toilet and wash hand basin) on the left, to the right are hardwood glazed doors leading to the kitchen / dining area and the lounge. There is an "insert" style wood burning stove fitted at the east end of the lounge, this heats the area in three ways, direct radiant heat from the fire, by convection through intake and discharge grills and via a fan assisted duct to the external corner of the room. The lounge has a satellite TV connection, and two patio doors leading to a south facing, tiled patio approx. 8 m. x 3m. The kitchen is equipped with built in fridge, oven, dishwasher and microwave. The large induction hob has extract ventilation discharging through the roof. The four velux windows were replaced with larger units in 2016, at the same time one existing window was replaced with an external door and the south elevation window was replaced. Patio area: The tiled patio area faces south and is partially protected from the sun by an electrically operated sunblind (or store) approx. 5m x 4m. Good views of the garden and lake from here.
Garden and outbuildings: The grounds surrounding the house extend to about 2 acres, including the lake area. There is a greenhouse of approx. 10 sq. m. erected in 2008 on a substantial base. The garden shed is 3m x 5m and was made in 2009 This well constructed building is fully lined, and insulated, with a slate roof, it includes a veranda area of 6 sqm. m. and has an additional 6 sq.. m. of decking adjoining the veranda. The woodshed is 10 m. x 5 m. and was constructed in 2010 with a profiled sheet steel roof. The walls are of treated timber planks or multi-layer bamboo canes providing ventilation but keeping out the weather. There is currently a three to five years supply of seasoned firewood within the shed and in two covered stacks adjacent. Mains electricity is supplied underground to the greenhouse, shed, and woodshed. There is an irrigation system to enable water from the lake to be used for watering the garden, an electric pump conveys water to a header tank and there are five taps which provide supply points at convenient locations throughout the cultivated areas of the garden.
