Tiglio Basso, Barga, Lucca, Tuscany.
This authentic and original Tuscan farmhouse (1872) is situated in a south facing panoramic position looking down into the beautiful Garfagnana valley and the Apuan Alps. It is surrounded by vineyards, woodlands and olive groves. Originally designed as a traditional farm and winery, the house has extensive grounds and was renovated into a residential art school/centre 40 years ago. It has had several periods of renovation since and is in good overall condition. Recently it has been used as a B&B and a yoga/wellness retreat. It is in good habitable state and has an authentic and original feel, however some aspects do require an update/renew and is ideal as a modest renovation project. Perfect for the relocation of a business, residential project, boutique hotel or B&B opportunity. The valley location offers excellent opportunities for outdoor activity including walking, hiking, cycling and skiing.
The house is set on a sloping hillside set below the village of Tiglio Basso, 6 km from the medieval town of Barga and has 3 story accommodation covering 220sqm, and includes two well-appointed lounges, large open plan kitchen, 4 double bedrooms, 1 additional double bedroom/study/library and 2 bathrooms (3 toilets). It also includes a large open plan wine cantina on the lower floor. The house retains much of its original character with wide chestnut floors, terracotta tiles, chestnut beamed ceilings and an original wooden staircase to the upper floor. It is serviced with an oil-fired boiler, which serves hot water and central heating. The property is connected with water, electricity, LPG cooker, landline phone and Internet. There is loft access via a mechanical loft ladder to the roof.
The ground floor reception rooms are entered through the front doors from the main drive. This single level allows access to receptions rooms, 1 bedroom, the main bathroom and kitchen. The front doors open into an airy lounge with open fire and fireplace and window to view. This leads to a rustic open plan kitchen, including all the usual amenities and food and wine pantry. The kitchen currently has a 5-burner hob, oven and grill and fridge freezer. The bathroom contains a bath, bidet, sink and toilet. This level also has a large double bedroom with vanity sink. All windows are original wooden 6 pane vertical (roll-bar locking) traditional Tuscan farmhouse style shuttered windows.
The upper floor opens to a lounge space, leading to three bedrooms. One double, one double/twin (both with vanity sinks) and a large open bedroom/study/library. All windows are original wooden 6 pane vertical (roll-bar locking) traditional Tuscan farmhouse style shuttered windows.
The lower level is the cantina (and oil-fired boiler) and double garden bedroom (with double opening doors to the vineyard) and is accessed internally via a spiral staircase. This level also includes a bathroom with shower, bidet, sink and toilet. Cantina access is also through two large traditional doors to the side garden.
The outside of the house includes two patio spaces, the main one to the side of the house and can seat 12 people comfortably, the second one is at the other end of the house and catches the early morning light and is ideal for meditation. There is a fixed wood store and a brick chicken/duck house (and pond) further down the vineyard. In front of the house, there is a two-story hay barn (with connected water) which could be converted to additional accommodation. There is also another small external outhouse containing an opening for a bread and pizza oven. An additional "cold" cantina with vaulted ceiling for the storage of wine and water runs under the house (20sqm).
The house is ideally located in a secluded valley and is part of the village of Tiglio (500m away) and the Canale valley community (nearest neighbours are 100 meters away). The house has hard road access and because of the nature of the location, this road allows access to several levels of the property.
The property comes with approximately 11 acres (4.3) hectares of land. There is mostly south facing vineyard "steps". These are mostly unplanted but would be ideal for livestock, grapes, fruit, lavender or other economic cultivation. The land also includes areas of mixed woodland and a small olive grove. On the left-hand side of the property, the land drops down to the river. Also included is a parcel of chestnut wood on the other side of the valley, used for logging and timber. The house is a natural wildlife heaven, with birds, insects, wild dear and the odd porcupine! The view from the patio is truly spectacular and is one of key features of the property.
With the purchase comes an excellent opportunity to buy a traditional Tuscan farmhouse that has many opportunities for living, development and business. The local area provides a huge range of restaurants, markets and local amenities. Whilst the house is secluded, it offers good access with road, rail and airport links to Europe. and the UK.
