Set in the heart of the magnificent Suisse Normande, L’Orangerie Gite is an impressive 300 year old property and gardens, in great condition. For the past 15 years has been run as a successful 7 bedroom gite business for groups of up to 20 adults, with separate owner's 3 bedroom cottage. Huge rooms, in a stunning setting with a lot of tourist appeal. Would suit someone who wishes to escape the rat-race, and live in a charming property in a fabulous location, with peace, quite, and spectacular countryside views from every angle.
L’Orangerie offers lots of space for large groups seeking a get-together in an impressive house, set in a stunning location. It comprises two houses, and two gardens (plus a little bit of woodland). The large gite has 7 spacious bedrooms and 7 shower-rooms (6 of which are en-suite). The proportions of the rooms (80 sq m sitting room), large kitchen and separate dining room has attracted guests from all over the world, wishing to spend time together, or celebrate a special occasion. It is rare to find a gite property that will accommodate large groups, all in one location. Although currently used as a gite, this would also make a great family house, with perhaps a separate granny-annexe or teenager-annexe, and why not rent out the separate 3 bedroom cottage which is included in the sale (currently used by the owners), as a gite. It has so much flexible potential to suit different lifestyles and requirements. There are two gardens. The one by the houses is a walled garden, with a magnificent entry gate and ancient stone archway. The grass by the house is in raised beds, and there is a gravelled circuit around which it is possible to drive. Parking is possible for up to a dozen vehicles. One the outside of the walled garden, there is more grass verges with plenty of parking possibilities (we choose to park here so we do not see our car and motorhome from the house - spoiling the views). There is a separate field, in which we have two large football goals for ball games. This field is flanked by a lovely selection of very old trees - oaks, sycamore, accacia - some must be hundreds of years old.
The property looks out over a magnificent forestry hillside, and is situated next to the Chateau de la Foret Auvray, with its 7th century walls. Perfect for relaxing, rambling up to the local village, or taking a short drive to the historic towns of Falaise and pretty riverside Pont d'Ouilly.
Rental income for the main Gite in the summer school holidays is currently £1650 per week, for a group of 14. Out of the school holiday periods, a price of £1295 per week is more usual. I use my discretion at to whether I charge more for a larger group. These rental prices include the provision of linen, towels, utilities costs, and a good starter stock of household provisions. It does not include food or drink. I have had wedding receptions, christening parties, large birthday parties (with double hog roasts). It is a perfect venue for many group profiles and occasions.
Price. - please note that the sale will be transacted in Euros equivalent of the Sterling price at the point of agreeing the sale. There are no estate agent fees, but buyers will be responsible for all French usual buying related costs, as required by their notaries conducting the sale.
The main gite has everything needed to start earning income immediately. All the furniture, white goods, decorative items, lighting, linen, cutlery and crockery, rugs, pictures, games can all be part of the selling negotiations. If it is being purchased as a large family home, we can arrange for the house to be completely emptied.
Your nearest neighbours would be the owners of the Chateau de la Foret Auvray, who are next door. Then, the next neighbours (about a kilometre away) are a thoroughbred horse stud. Normandy is well known for its stud farms, and the Aga Khan has purchased a local village to house his breeding mares.
About 15 years ago, we left hectic jobs which involved us working long hours, often abroad, and decided to take early semi-retirement. L'Orangerie has provided us with an excellent lifestyle - we only let during the Summer months now, which gives us plenty of time to travel, but we now have more commitments in the UK, so we have (very reluctantly) concluded that it is the right time for us to consider selling up. We will not be leaving the region completely, as we are keeping a small holiday cottage about 5 miles from the property - we could not bear to move away from the lovely Suisse Normand entirely, so we will be available to any buyer, if wanted, to help get you underway with your new venture.
