Approx. 400 year old, stone-built farmhouse (called a mas in Catalan) situated 400 m above the town of Ceret, in 2.8 ha of land. The building has 3 sections:
1) The eastern end comprises a traditional farmhouse.
two lounges separated by stone arch, with fireplace and woodburning stove, hardwood French windows to lawn, kitchen.
three large double bedrooms (one has own washbasin and shower); large wet room with toilet & 2 washbasins; toilet. Stairs to:
Converted attic comprises bathroom with shower and toilet plus large family bedroom with double bed and two singles, hardwood double glazed French windows giving views of the Mediterranean. Door to large lounge & kitchen in (described in next section).
2) Middle part of the building:
90 square metres approx, currently used for functions. Tiled floor; large wood burning stove with capacity to heat radiators on this floor and above, and in the gite; a cupboard houses a 500-litre water tank heated by 5 solar panels and/or electricity. Hardwood, double-glazed French doors to lawn on south side with access to gardens, orchard and woodland. Similar patio doors at the other end of this room give access to large patio and paved path to pool and gardens.

90 square metres approx, original beams and stone walls, hardwood double glazed French windows looking out over almond orchard, French oak floor installed 8 yrs ago, artist-designed stained glass window, small window looking towards Mediterranean, large radiators heated by woodburning stove in the room below. Newly built kitchen at north end and furnished as a large lounge. This room is also be used as a bedroom or could be divided into more rooms. A door gives access to the bathroom and attic bedroom described in the last section. Together this comprises a separate rental unit or owners accommodation.
3) West end of building comprises independent rental unit. Huge kitchen with high quality appliances, radiator, tiled floor, space for six to eat. Internal corridor giving access to front door and patio with space for large dining table and views of the pool and mountains. Internal corridor continues to give access to very large bedroom and en-suite. Tiled floor, radiator, hardwood, double-glazed french doors opening onto lawn and with views of flower-beds, orchard and mountainside behind the house. En-Suite has a luxury shower, toilet and washbasin. In the internal corridor there is a cupboard for cleaning materials. Tiled stairs to:
Two separate but open lounges. Both have same French windows as elsewhere. One has views over the swimming pool, the Roussillon plain and the Med beyond. The other has views over the garden and orchard etc. French ash floor. Walls are original stone work. One lounge has modern, ceramic tilting woodburner. One lounge could be converted to another bedroom. Open plan staircase to:
Mezzanine floor, with same French windows as elsewhere, giving fantastic views towards Canigou. Wooden ash floor. Space for double bed and single bed, plus some storage space and en-suite (tiled wet room with shower, washbasin and toilet)
Gite currently accommodates 5 but with potential for more.
Outside - The house is surrounded by 6 acres of gardens, orchard and woodland. We have wonderful views in all directions and the property benefits from seclusion and privacy as well as being only 5 minutes from town.
The pool is 10x5 m, surrounded by its own garden. Adjacent is a small building with shower and toilet. At the back of the house is a lawn dotted with acacia trees and bordered by flower beds. Beyond this on one side is an area consisting of vegetable beds, apple trees, a fish pond and lawns. On the other side is a 1 ha field, fairly flat, with about 30 almond trees and a couple of cherry trees. There are some log sheds for storing tools and a poly tunnel. Beyond this is a 1 ha area of woodland.
The property was fully restored in 2015 with solar panels to heat the water, three woodburners, insulation, partially rewired and the roof restored. Most windows (not all) are double glazed. The grounds are managed organically. The house is only a five minute drive from the vibrant town of Ceret, 30 minutes from the coast and 90 minutes from ski resorts. It provides a uniquely beautiful and tranquil holiday setting and so is perfect for those who wish to rent out a gite or the business could be expanded to include weddings and other occasions. The accommodation options are flexible, with currently providing two rental units plus owners three bedroom house. The middle upstairs can still be used as a yoga or dance studio, giving the possibility of themed holidays. Willing to leave most of the furniture except personal items.
