The complex of La Famulenta is located between Moncalvo and Grazzano Badoglio at the end of a rural road (no through traffic). It boast uninterrupted views of the hills, vineyards, fields and hazelnut bushes of the Monferrato, surrounded by the villages of Montemagno, Grana and Cioccaro. It is beautiful and peaceful and must be experienced.
We own a larger property in this complex and have held this apartment for the past four years to manage it as a rental home for guests throughout the year. However we are now working abroad and do not have time for the administration. It is available for permanent, private use or as a successful business with four years of history, excellent reviews and documentation available. It also has its own website as well as popular postings on all the major holiday rental sites.
La Famulenta was renovated, to the extent of overall new construction, but in the traditional style, in 2009. We renovated it again in 2013 and fitted it with a custom kitchen and practical but attractive furniture and all the equipment necessary for a holiday let. The curtains are custom made and the windows have fitted, pull-down insect screens. The apartment has the highest quality of gas central heating with a Baxi boiler and an advanced thermostat system. Bathroom fittings are of the highest quality.
Steps lead to the front door off a raised walkway. The first floor comprises an open plan kitchen, dining and living room with windows opening both to the west of the complex across the surrounding landscape and over the courtyard with fields and villages beyond. There is a double sofa bed in the living room as extra accommodation and the 1st floor bathroom has a WC, basin and washing machine. The custom kitchen also housed an electric oven, gas hob, dishwasher and refrigerator. The ceiling has vintage oak beams and the floors are terracotta.
Stone stairs lead to the second floor, where there is one double bedroom with metal bed, rustic side tables and a custom wardrobe plus a storage nook with lighting and shelving. This double bedroom has a high vaulted ceiling with oak beams. The single bedroom has a single metal bed and pine dresser and wardrobe. Both bedrooms have remote-controlled Velux rooflights with fitted blinds. Both bedrooms have access to the bathroom, which is fitted with a WC, shower, basin and bidet.
Every room has efficient radiators.
The complex has a total of 20 units of various sizes, most owned by professionals from Turin and Milan and 3 also rented commercially as holiday lets. The communal gardens include a beautiful courtyard, orchards, a fenced playing field for ball sports etc. and the pool area with roofing for lounger storage etc. and grassed and tiled areas for leisure and relaxation.
The complex is 6 km from Moncalvo with its attractive central square, weekly market and quality shops and a major supermarket is also 6 km away.
