Masterful design and modern luxury have been thoughtfully blended into this unique farmhouse style property to create a home which quietly disguises the technology and modern building standards of a construction which is just 12 years old amongst the period features of both classic Italian and northern European styling.
Nestled in the foothills of the Italian Apuan Alps within the confines of Tuscany, this property offers one of the most spectacular panoramic views that could be found anywhere in the world. Whilst Pisa international airport is just 40 minutes drive away and the Tuscan coastline and sandy beaches of Viareggio are only 20 minutes away, the property looks over the local church and village of Pieve di Camaiore giving the impression of complete isolation and solitude.
Being set amongst its multi-level easily maintained gardens and mature terraces planted with olive trees, some of which are over 150 years old, the house gives off a feeling of peace and tranquillity inside. The spacious triple aspect lounge with a feature log burning fireplace to make the winters cosy makes the most of the all-round views across the garden and swimming pool to the mountains which surround Pieve di Camaiore. A viewing of this property is essential.
Originally a two storey country farmhouse with a separate ground floor level for the farm animals, the house has been completely re-built between 2002 and 2007 by the current owners to create a luxurious three level home incorporating the finest materials, fixtures and fittings available both from Italy and worldwide. Designed to have spacious rooms and make the most of the natural light the fully chestnut beamed property has been divided with flexibility in mind, offering opportunities to set it up as a two bedroom, or a three bedroom home, or possibly even having the ground floor as a self-contained accommodation with separate bedroom, bathroom and open plan kitchen/lounge.
Structured wiring throughout the house provides numerous Ethernet connections to the principal rooms, also giving ample opportunity to set up managed Wi-Fi - even in the loft space. This together with telephone, TV and satellite wiring, provides a flexible infrastructure for a data network and entertainment system around the property. Yamaha MusicCast clients with stereo loudspeakers are installed in the bedrooms, kitchen & pool bar, wired to a central server, for a whole-house music distribution system.
Thoughtful and well balanced dimmable lighting in all principal rooms allow different lighting scenes to be created throughout the house.
The house is centrally heated with a top quality German made mains gas fired underfloor heating system which offers the opportunity to have a home which is heated 24hrs a day, 7 days a week throughout the winter with similar running costs to a radiator system which only comes on twice a day. Ideal for families who have someone at home most of the day.
The property is laid out over three stories and has two garden levels giving the ability to enter the house from the front garden/driveway on the ground floor or from the back garden on the first floor, the two levels are connected externally by a set of wide Tuscan stone steps faced with aged timber. The driveway is protected by full height double electrically operated gates with remote control and full height vegetation offering security and privacy from passers-by on the small country lane at the front of the house.
The property also has differing internal levels with short steps between the living room and the kitchen as well as from the ground floor hall to the study, making a more interesting layout. The main staircase and the window sills are all made of solid, bull nosed, light grey stone flecked with white, sourced from the borders of Italy and France, giving the home a tremendously solid feel.
On the ground floor entry level the floor is laid with beautiful natural coloured Travertine stone flooring quarried from the Tuscan region of Siena. As you enter through the original antique Tuscan style double entrance doors, the room on the right is accessed through double glass windowed chestnut doors and up a stone step into a room steeped with character. Original Chestnut beams from the early 1900s and tall red brick arches with the back wall of exposed Tuscan stone dominate the feeling of the room creating a warm, rich homely feel in all seasons. Tucked behind the main staircase is a small fully functional bathroom with WC, Bidet, shower and sink. The underfloor central heating boiler is also housed behind a triple set of bi-fold mirrored doors. The garage can be entered through a door from the ground floor hallway.
Climbing the curved main staircase you enter into the triple aspect living room with four sets of double windows as well as a single paned door and French windows, both leading out onto a pleasant paved portico overlooking the main walled garden, complete with overhead fans for relaxing and dining outside during the hot summer months. The living room is floored with light finished solid French Oak planking of various widths and has a full chestnut beamed ceiling. Combined with the open fireplace, designed and built to the precise standards and dimensions of a Rumford English fireplace, the room can offer a bright cool breezy environment in the summer, or a warm cosy snug in the winter. Adjoining the living room is a spacious farmhouse kitchen/dinner with a classic Italian styled fireplace housing a magnificent glass fronted classic Esse wood fired cooker with large oven and dual solid hotplates, in addition to the 6 burner gas stove with double electric ovens. The kitchen floor is laid with handmade terra cotta (cotto) tiles from the famous Sannini factory in Impruneta near Florence, aged with a special treatment process on site. The bespoke solid Chestnut fitted kitchen units are selected to compliment the other joinery and are topped with an appealingly veined Carrara marble work surface. There is ample space for a side by side American style fridge freezer if desired.
To the top floor there are two lovely double bedrooms, also floored with solid French Oak and finished in the same style as the rest of the home. The master bedroom has a balcony where a table and chairs could be placed to enjoy the sunrise as it climbs above the mountains in the morning. The balcony also looks across the garden and swimming pool to the stunning mountain range in the distance. The shared bathroom is lavishly decked with rare burgundy coloured marble imported from the Margret River in Australia and cut and polished locally in the Carrara marble capital close to Camaiore. Coupled together with a lighter beige Italian marble, the finished result is spectacular. The bathroom has ample natural light through two electrically operated skylights and has a roomy open wet room, a double ended bath and a sink with a cherry wood marble topped vanity.
The garden surrounds the property and over the split levels of the house there are various doors to take you outside. The garden is laid to lawn at the back with a range of mature shrubs and hedges surrounding it together with some small easily maintained flower beds. One side of the garden is bordered by a low Tuscan stone wall which allows views across the valley and the village of Pieve di Camaiore, which is punctuated by a view of the local church centrally framed and lit at night. At one end of the Tuscan wall, steps lead down to the terraced olive grove where there are sufficient trees to harvest and press enough olives to make the very best quality extra virgin olive oil for yourself and your friends. On the west side of the garden Tuscan stone steps lead up to a superb irregularly shaped salt water swimming pool and bar. The pool is surrounded by four mature olive trees and is paved in sandy coloured porcelain tiles. The large octagonal bar has three fold down sides which create bar surfaces for serving and drinking. The interior of the bar is very spacious and has a large fitted table which can also be used as an alternative location for dining. The entire package is blessed with plenty of space for umbrellas and sun beds and enjoys the same gorgeous views as the rest of the property whilst still providing a high degree of seclusion and privacy.
The property is on a very quiet road with little passing traffic. Although the road is essentially a ‘dead end’, further along the road is a dirt track which leads to Camaiore village and can be used as a short cut when on foot, or as an alternative road for a 4x4. Heading the other way, the road in and out passes through the village of Pieve which has two excellent pizzerias offering varied menu choices and excellent al fresco dining in the warm months and has two small very old fashioned stores which have a great selection of most things including fresh locally grown vegetables in season. There is also a government school for the local young children. The walk from the house to the shops in Pieve is barely 10 minutes.
Camaiore is sandwiched between some of the nicest towns in Tuscany and is just 20 minutes from the popular beach town of Viareggio. Other places worth visiting that are in easy reach are Lucca, Pietrasanta, Pisa and Forte dei Marmi and with the excellent network of motorways places like Florence are still an easy drive away.
