A beautiful, secluded 11 hectares of Natural Parkland, for complete peace & quiet relaxation, with an off grid, rustic farmhouse with its own reservoir, for living “nil bill,” in a very easy going & peaceful region of Portugal known as the Alentejo. The house has a full solar installation, which was calculated to supply energy for both the dwelling house & a large barn & workshop, should you wish to apply for permission to extend the living space into two separate dwellings, creating additional living space / guest accommodation / in-law suite / gite for summer rentals.
On the options for when the house was built I've put 1800s but I'm not certain exactly when the house was built.
With 3 spacious, airy bedrooms, one of which has a small balcony to sit out on, with a lovely view over the valley. With first floor shower, WC & wash hand basin.
On the ground floor there is a large country kitchen / diner, with an inglenook fire place with wood burning stove. A double sink, pantry & storage spaces under wood effect worktops. Gas is used for cooking & water heating, it would be possible to install heat converter, solar water heating system, which would be very effective for a modest outlay.
With original slate floors throughout the ground floor of the dwelling dwelling house. A front hall or separate dining room, opens out onto the patio area & a small room at the back of the house, serves as a cool sitting room in summer.
Externally there is a bread oven, which houses the solar installation, batteries, tools & gardening equipment. There is an external wet room / laundry room with shower, WC, wash hand basin & washing machine. This was installed by the previous owners with a view to providing facilities for a camping business.
The Quinta has much potential to be developed as a eco settlement / nature retreat centre / or glamping project, with the installation of yurts, cabins, domes or other temporary dwellings. There is a yurt making business in the area & they build & erect yurts to order.
The barn & the workshop have been mostly used for storage & with permission they could be converted & renovated.
All farming equipment, pumps, generator, tractor etc. will be included & I offer the house as fully furnished.
The land is all within Natural Park boundaries & is very private.
The house is 1km from the main road, there is a neighboring farm about half a Km away but it is currently derelict & without inhabitants & cannot be seen from the house.
There are 5 paddocks of grass land, the soil is of good quality & is deep enough to support agriculture or grazing. A small stream flows through the valley during the winter & early summer depending on rainfall conditions. There are a few chestnut trees, olive trees, some apples, pears, figs & wild cherry trees near the house. The rest of the land is cistus scrub which is a haven for wildlife & native floral species. With broom, arbutus & some pine wood, which could be felled for firewood or sold as a cash crop to allow for replanting.
There are many trails leading out onto the Serra Sao Mamede & the views are well worth the walk. There’s a right to roam policy in Portugal.
The Quinta (farm) is roughly equidistant from the charming towns of Portalegre & Castelo de Vide, Portalegre has a wide choice of supermarkets, hardware stores & electronics shop. A regional hospital, old town with all amenities & Castelo de Vide with its slower pace & beautiful medieval quarter & castle provides an ideal place to meet friends for coffee, snacks or dinners in the traditional cafes & restaurants. There is also the hilltop, fortress town of Marvao, with its castle & ancient streets & stunning views from the town walls out towards the border with Spain. Below Marvao nestles the village of Portagem with it's free river swimming & a leisure centre with swimming pool. There are a good selection of cafes & restaurants serving regional dishes.
A garage just over the border sells gas bottles & fuel at the lower Spanish prices & they keep hardware & some groceries, so well worth the short drive if you need to visit a useful mini market too.
