An authentic Alentejo house, completely renovated and insulated to support contemporary and comfortable living. The house still has authentic features: walls are made of the original malm (local clay, called ‘teipa’ in Portuguese) however, the floor, ceiling and roofing has been completely replaced and well insulated in 2001 (the main residence) and 2010 (the annex, garage and apartment). All doors, windows and skylights are replaced and have double, insulated glass. The complete building consists of a 6 room main residence, a 2 room apartment / guesthouse, an annex or guestroom and a spacious garage. The residence is powered by a 'follow the sun' 18 panel 4,23 kW solar panel and a 300 liter solar boiler.
The complete building consists of:
• A main residence with 6 rooms (2 large bedrooms, 2 small bedrooms, bathroom, study, living and kitchen / dining room) heated by 2 built-in fireplaces or hearths.
• A complete apartment / guesthouse with a separate entrance consisting of a living room and kitchen and a separate bedroom with bathroom (shower and toilet). The apartment is heated by its own wood stove.
• A spacious garage and storage room with remote controlled sliding doors.
• An ‘annex’ or guestroom with separate entrance and its own bathroom (shower and toilet).
The house is connected to the sewerage system, municipal water supply, electricity grid and communication grid (phone and Dsl Internet). With a view to the environment and cost saving this house should be labelled as ‘energy neutral’ however due to the traditional ‘teipa’ walls the Eu energy label is stuck at ‘C’. Boiling hot water is continuously supplied by the 300 litre solar powered boiler. The 18 panel solar panel, which automatically turns to follow the sun, powers a large surplus of electricity back to the grid resulting in a kickback from the electricity company varying between €120 and €350 per month depending on sun intensity.
Outside on the spacious terrain there is an outer dining space shielded from the sun in the summer or from the wind in the winter. Attached to dining space an outdoor kitchen with Bbq / fireplace and a shed with a lockable tool cabinet. Further on a large natural water pool with outdoor shower is situated on the terrain. The water level in the pool can be kept by using rainwater from the two 20.000 liter underground rainwater storage tanks or the available borehole. A pumping facility is available to pump the water to the pool or to feed the irrigation system to the trees and plants on the terrain during the hot and dry summer season.
The house is situated at the entrance of a small quiet living community of about 15 houses. The nearby villages with shops and other facilities are Bicos (5 km) or Alvalade (11 km) or the larger town Cercal (22 km). The beaches of Vila Nova de Milfontes are no more than a 25 minute drive.
