Welcome to Casa dei Bei Tramonti (House of the Beautiful Sunsets)! The villa is built on two floors for a total of 187 sq. m and comprises 4 bedrooms, 2 bathrooms (recently remodeled), a lounge-dining room and a kitchen/breakfast room with a large fireplace upstairs in the lounge-dining room and a 2nd fireplace downstairs in the kitchen.
There is a large covered portico 60 sq. m (front porch) with a custom-made daybed. The portico looks out over the front garden where there is a 7m x 3m saltwater swimming pool, flower beds, olive trees and a custom-built pergola - made for enjoying sunny afternoons and lovely sunsets.
There is full central heating in all rooms. The house is wired with Internet network access and TV connections (satellite and terrestrial) in several locations. Delicious mountain water (tested for quality yearly) is provided by the private well. Water for the house is heated by gas and solar.
The house is situated on a hillside overlooking a small valley with terraced terrain below. There is a concrete path down one side of the property and concrete steps down the other side. There are many fruit trees (olives, cherries, figs, etc.) planted on the property. There are vines for fresh grapes and kiwi. The terraces may be used for vegetable and flower gardens. There is ample space on the property for many other projects.
The villa is on a semi-private concrete road with lots of privacy and security. There is parking on the property for many guests so if you have an evening party, you never have to worry about the music being too loud or how late the party goes since the nearest resident neighbor lives 300m away!
Important difference to many other offers (!): The entire house with all the outdoor facilities is LEGAL. Be careful when selecting property in Italy because illegal construction is a problem.
The town of Genazzano is within walking distance and all services that you would normally require are readily available there (banks, petrol stations, restaurants, pharmacy, markets, etc.) Genazzano is an 'Art City' and maintains an active schedule of events year-round including the famous Infiorata (Flower festival) the first Sunday in July and the Cantina Aperte (Open wine cellars) in September.
The Infiorata (2012 Guinness World Record winner) dates back to 1883 and it is a lovely event staged by families that construct an amazing and beautiful flower petal carpet through the town. The flower carpet remains for almost a full day before it is walked upon by a religious representation (Processione del Sacro Cuore) with over 400 participants in costume. It is an amazing spectacle!
The Cantina Aperte is held over several evenings in September where the wine cellars of Genazzano are opened and sold to the public. This is done to make room for the new yearly grape harvest and wine production. For a few Euros, anyone may purchase a dinner and a glass of wine to enjoy while watching the street performers, bands and acrobats.
The cultural highlight of Genazzano is Colonna Castle (dates back to the 11th century) which dominates the area on the spur of rock where the town is built. The castle has belonged to the Genazzano Municipality since 1979 and is a museum and cultural centre. There are many social events, concerts and exhibitions held there throughout the year that may be enjoyed!
Rome is just 30 minutes away by car via the Autostrade A1 (super motorway) and if you don't feel like driving, just take the train from Valmontone (only 8 km). If you don't even feel like driving to Valmontone, take the regional Cotral bus because the bus stop is within walking distance. Tickets for the Cotral bus may be purchased easily at any tobacco store.
The nearby town of Valmontone is where the regional train station is located with frequent service to Rome. Train tickets are only 3 euros for traveling directly to the center of Rome. There is also the ‘world-class’ Valmontone Fashion Outlet where many international name brands (Calvin Kline, Nike, H&M, Breil, L’Oréal, Levi's, Guess, Delsey, Trussardi and others) have their discount stores. Valmontone also has the giant amusement park Magicland which is the largest amusement park in Central - Southern Italy (over 30 rides, 4 restaurants, many spectacular evening shows with fireworks).
Our children have moved to the US and we wish to be near them so that is the only reason that we are selling this lovely country house. We have invested much love, time, money, effort and attention into the house and property and would like to make sure that the new owners enjoy it as much as we have.
