Details

A beautiful light stone fully renovated farmhouse and attached single bedroom gite. The house has been totally modernised, i.e. New roof, re-wired, re-plumbed, re-floored, re-plastered and re-pointed throughout, but leaving many of its architectural merits. The house sits besides the D22 a well known road to those who used to frequent the Le Mans motor racing circuit.

At road level there is space for parking of at least three cars outside and two double electrically operated timber garage doors which open onto concrete floored spaces for a large car in each, the oil tank for the heating and hot water and each garage has a separate storage area ideal for logs or garden furniture and indeed wine. Set between the garages is the utility room and downstairs toilet. The utility room contains a range of kitchen units, the Lamborghini boiler, a washing machine, tumble dryer and chest freezer. The timber stairs lead up to the middle reception room which we use as an office containing one of the three open fires. Straight ahead from the top of the stairs is the main salon/kitchen with door to garden also used as the main entrance. The salon has a multi unit American style kitchen with large fridge/freezer and open fire fitted with a large Supra log burner. There are two cast iron central heating radiators and TV point. The room is large enough to take a 3 metre settee , and a dining room table with eight chairs. The room contains Windows to three walls.

Passing back through the office, which has two windows front and rear, and a timber staircase which rises to two of the four bedrooms described later. Two steps rise to the L-shaped drawing room fitted with floor to ceiling bookshelves at one end plus a log burner fire and three large central heating radiators,. The room is incredibly light with four Windows. A door leads to a rear hall with a separate exit to the garden and wooden stairs to two further bedrooms and a family bathroom, with all floors finished in a light paint finished timber. The stairs from the office room lead to the large main bedroom with cathedral ceiling and an ensuite. A second door off the landing leads to the smaller second bedroom and its ensuite.

Outside there is a large flagstone patio which runs the full width of the house and approximately four metres into the garden. At the side of the property at road level a wrought iron gate leads to a cobbled stone path and steps up to the patio with a small gravel garden to the right.

The garden is a feature of the property bounded on two sides by natural hedging and containing a gate to the fields behind and a stone wall on the third side. It is beautifully stocked with trees, shrubs and plants and has an adequate vegetable garden ,garden shed , and polytunnel.

The far end of the property contains a small gite with a living area and kitchen at patio level and spiral staircase down to a double bedroom and large bathroom and a front door out to street level. This gite has got a good occupancy record.

An all round beautiful property with nothing requiring attention.
