GARDENS:
The gardens are mostly laid to lawn, south and southwest facing and in an elevated position providing jaw dropping views over the countryside.

The house is mostly dual aspect which means easy access to the gardens on one side and the courtyard on the other.


SWIMMING POOL:
The swimming pool is a saltwater pool measuring 12m x 6m with a stepped roman end.
The saltwater (much less than the sea) is ideal for people with skin irritations and does not sting the eyes.
The Saltwater is efficiently chlorinated via the electrolysis unit which gently turns salt into chlorine. It can easily be bypassed and one can just add chlorine if preferred.
The pool is tiled with light blue mosaic tiles.
The pool depth is sloping towards a deep end but there is an unobtrusive shallow ledge all the way around the pool, ideal for the safety of smaller children learning to swim.
The pool equipment and pumps are located in the adjacent tobacco barn.
The pool is equipped with Autodrain - excess water after heavy rain can simply drain off.
It also has an Autofill - it will automatically top up if evaporation causes water levels to drop.
The pool is equipped with a sand filter to give crystal clear water.

COURTYARD:
The courtyard is accessed from all parts of the house including the large oak double door entrance gate.
It is flanked by the house on two sides and a barn on the third side.
The entrance is under dappled shade provided by an old mirabelle plum tree, whose fruit is delicious.
The ground surface is a mixture of pea gravel and charming ancient cobblestones.
The courtyard opens out to the southwest where a rustic path leads you onto the swimming pool area which is tiled and with enough room for plenty of loungers, tables and chairs etc.
There is a welcome shady seating area under an ancient chestnut tree which is an ideal spot for dining by the pool. A stone BBQ is built in to the little wall that surrounds the swimming pool area.

COURTYARD BARN:
The courtyard barn surrounds the courtyard on the eastern side.
The ground floor is concreted and at one end has a large open archway framing a fantastic vista over the pool and with far reaching views.
Attached to the barn is a separate room with the very large bread oven which would have provided cooking facilites for the entire village in times gone by.
It is still fully functioning and a joy to use.

TOBACCO BARN:
Separating the two paddocks is a large partially open-sided barn which also houses the pool equipment room. It would make an ideal stable for anyone with horses or livestock.
It is beautifully constructed.

PLENTY OF FURTHER DEVELOPMENT POTENTIAL:
Currently only around a third of the house and barns have been renovated leaving a lot of scope for further development.
The most obvious potential is the part of the house with its own existing separate entrance, accessed from the courtyard.
This could offer the following options:
