Details
Quinta dos Trés Rios is an imposing country house sitting above its own beautiful valley, vineyards and olive groves, bordering the River Pavia. It is located 1km from the village of Parada de Gonta,16 km from the city of Viseu and one hour 20 minutes from Porto airport.
The house was originally built by an Englishman in 1865 and lovingly refurbished in 2006. The accommodation, on three floors, includes nine en-suite bedrooms, with six also having their own sitting rooms. A grand sitting room and kitchen with dining area and snuggery are situated on the lower ground floor.
The house offers either an exceptional family home, or the opportunity to develop an accommodation and winery business, or eco-tourist activities.
The six hectares of land, which include a private river beach, enjoy a peaceful and secluded outlook over the beautiful valley. There are 6000 vines of four varietals, and some 125 olive trees, leaving plenty of space for the highly productive vegetable garden (horta) and well-maintained flower gardens. The many mature trees on the land include a wide range of fruit trees.
There is also a range of outbuildings.
Parada de Gonta village benefits from two cafes, well stocked mini supermarket, post office and ATM.

In detail

From the main gates, the granite cobbled driveway splits to two entrance levels.

Upper ground floor/level
To the outside, the upper level has a large secure parking area for 8 vehicles, surrounded by specimen trees and flower and strawberry beds.
A bright and airy entrance hall reflects the character of the house, with its high ceilings and original pinewood shutters. From the hall, staircases provide access to the lower ground living area and top floor suites.
Also from the hall there are three large suites, each comprising a sitting room, bedroom and bathroom. One has its own entrance from the parking area, and a kitchenette, and can be readily used as an independent apartment. Two further reception rooms, each with an open fireplace, lead to a satellite kitchen.

Top floor
Two large bedroom/living room suites lead off the top floor reception area, currently a library. A further suite is accessed from a good-sized kitchen/dining area on this floor. There is potential to adapt one of the top floor suites into an independent apartment.

Lower ground floor
This is accessed from the main entrance hall on the upper ground floor, or via the lower driveway, where there is parking for at least 4 vehicles. Entrance doors lead into the kitchen or snuggery. This floor opens on to the fabulous east and south-facing terraces.
There is a grand sitting room with sizeable dining area and a large hand-built granite open fireplace providing a warm focal point for the room. This is accessed from the kitchen and, via a granite staircase, from the upper ground floor.
The main kitchen includes a dining area with granite bar and snuggery with open fireplace. The kitchen is fitted with hand-crafted units and a large gas-fired cooking range. There is a crockery room, with ample storage space, within the area, and off the kitchen a walk-in fridge and laundry, and cloakroom with WC.
From the main sitting room there is a corridor leading to two en-suite bedrooms and a further reception room.
A landing mid-way to the upper ground floor gives access to a mezzanine where there is an office currently used for home-working.
Access to the large terraced outdoor eating area is gained from both the kitchen and the two French windows off the sitting room. The terrace enjoys gorgeous views of the vineyard terraces, gardens and river below. This is a focal area for entertaining.

Other things about the house
The house has full gas central heating and hot water, with under floor heating on lower ground floor; 2000 kg propane tank.
It has its own water supplies from two wells and one water mine, and a private septic tank sewerage system.
All windows and doors are double glazed.
Three phase electrics are supplied from the grid and a fibre optic cable telephone/Internet system is installed.

Outside
Vineyards and olives
There are three vineyards registered with an area of 1.42 ha, and having a normal yearly production of around 6,500 bottles of wine.
The vines were grafted off American root stock in 2005, with four varieties of red wine grapes: Touriga Nacional (50%) Tinta Roriz (20%) Alfocheiro Preto (20%) and Jaen (10%) - classic varieties for the Dão region. Wine is made off-site but there is potential to install wine-making facilities within the property.
The approx. 125 olive trees produce up to 1200 kg of olives per year, with the fruit currently pressed into certified extra virgin olive oil at the local cooperative.

Horta and gardens
The Quinta supplies its owners with an abundance of fruit and vegetables, in addition to the wine, olives and olive oil.
An established asparagus bed produces at least 50 kgs. per season.
An extensive raspberry cane area regularly produces more than 40 kgs. per season,
There are numerous fruit trees, including orange, lemon, tangerine, peach, pear, apple cherry, apricot, plum and fig. Eating grapes and kiwi grow on a pergola arching the steps that lead to the river.
Outbuildings include pump room, bread oven with store, and a large wood and potato/onion store. There is also a pond, with enclosed area for ducks and chickens.
Adjacent to the house, the gardens are adorned by well-maintained shrubs such as mature wisteria, and flower beds.
The grounds are bordered to the east by the river flowing below the house and vineyards, its beach providing a superb retreat from where kingfishers, wild duck and otters can regularly be spotted.
