600 Year old Farmhouse with Small Popular Caravan site and ground floor 2-bedroom self-contained apartment.

The village of Caudecoste is situated just a few miles south east of Agen, about three miles from the River Garonne, the Canal du Midi and the main D813 which goes from Bordeaux to Narbonne. The village has been beautifully restored. It has a school, post office, doctor, dentist, general store, butcher, baker, hardware store, garage, 2 hairdressers and a bar, a community hall, a Marie, a tourist office and church. Quite an achievement for such a small village.

This very attractive 17th Century converted farmhouse is for sale freehold for the sum of €229,000

There is a small 5 placement touring caravan site on the land which is used – at present - for 9 months a year. This little site has been open for 12 years and most of the bookings are return customers.

Included within the farmhouse is the 2 bedroom apartment which has a fully fitted kitchen, large shower room and open plan sitting/dining area. The rear terrace overlooks the swimming pool and its own lawn. Suitable for "Parents Annexe" or letting.

This apartment is ideally suitable for summer lets or accommodation for grown up children, elderly relatives or disabled persons as it has excellent wheelchair access.

The camp site has a very good reputation with our Clients, many of whom have become friends. The site is surrounded by fields and very quiet, the salt water swimming pool is very popular.

We advertise regularly in the Caravan Club magazine and the Caravan Club Europe book.

The site brings in a small income which could be increased substantially. There is potential within the main farmhouse for two further letting areas. The area is large enough for two two-bedroom apartments

The work required is "fit out only" as the roof is new, walls are sound and mains services/drainage are in place. Estimate received for both apartments is £23,000 if work done by an external builder - obviously less if done by oneself.

Income potential is £300 - £600 per week per apartment when complete.

The property is set in approx. 1 acre of land, has 3-phase electricity and mains water.

There is a biodegradeable sewage treatment system whereby the waste filters over land drains and discharges clean water into the ditch.

Hot Water is heated by three separate hot water tanks. One for the main house, one for the shower rooms for the guests on the camp site and one for the Gite. This provides maximum efficiency when any of the facilities are not in use.

Central Heating : The central heating is a dual system, either of which can work independently or simultaneously. There is a Hunter log burner with back boiler which is situated in the kitchen. A Franco Belge 3,200 gas boiler fires the central heating system for the whole house and is coupled to the hot water for the main house. The gas is stored in a 1,000 kg gas tank which has been buried in the ground (so no ugly tank is on view).

The land is wooded with a variety of trees, including acacia, walnut, apple, pear, horse chestnut, elm, elderberry, lime, wild cherry, olive, and several different kinds of plum

Swimming Pool : The swimming pool which is 5 m x 10 m It is a salt water pool with a sturdy rubber liner. The temperature reaches 30 degrees in the summer and, depending on weather conditions, we swim from the end of May to the middle of October. There is a fence around the pool which has grape vines, kiwi fruit and raspberries growing up it. To the west of the pool is a 10 ft. High bay leaf bush and a wall protects from the north wind.
